Most real estate agents in Florida get paid through commissions. Commissions are typically calculated as a percentage of a property\u2019s sale price, though some brokerages will charge a flat fee. The average agent commission<\/a> rate nationwide is 5.8% of the home sale price, according to HomeLight\u2019s real estate transaction data of thousands of home sales each year. But how does that compare to the average real estate commission rate in Florida?<\/p>\n

What’s the average real estate commission in Florida?<\/h2>\n

According to Jeff Riber<\/a>, an agent for over 15 years serving the Jacksonville and St. Augustine areas, you can expect to pay between 5%-6% in agent commissions when selling a home in Florida, with some variation based on location within the state. On a property worth the current statewide median home sale price of about $410,000, according to Florida Realtors<\/a>, that amounts to $20,500 to $24,600 in commission costs.<\/p>\n

\u201cThere\u2019s no set commission rate,\u201d says Riber, who sells homes nearly 60% quicker than the average Jacksonville agent. \u201cFor the greater Jacksonville area, 5% to 6% is a fair assessment for properties below $600,000 to $800,000. For properties above $1 million, you\u2019re between 4% and 5%, I\u2019d say. Below $300,000, it\u2019s really not going to be less than 6%.\u201d<\/p>\n

Who pays real estate commission fees?<\/h2>\n

The home seller typically pays the commission, and the seller\u2019s agent will then split the commission with the buyer\u2019s agent<\/a>.<\/p>\n

That can confuse sellers, Riber notes, because the buyer\u2019s agent represents the buyer but is being paid by the seller.<\/p>\n

\u201cI\u2019m constantly explaining to sellers that there\u2019re two portions of that. There\u2019s the portion that pays the listing agent who does the marketing and so forth, who gets you through to the finish line.
