It\u2019s math, after all. There should be one correct answer, right?<\/p>\n<p>Not necessarily. Calculating the square footage of a home is variable and complicated and there\u2019s more than one way to do it. This can be unsettling when it comes to what is likely the largest investment you have.<\/p>\n<p>But don\u2019t worry! To help us understand how to know what counts toward the square footage of your home and how it affects your home\u2019s value, we\u2019ve done some research and called on two experts.<\/p>\n<p>We spoke with <a href=\"https:\/\/www.homelight.com\/agents\/angelina-keck-tx-0549764\">Angelina Keck<\/a>, a top-selling Texas real estate agent; and <a href=\"https:\/\/www.homelight.com\/agents\/richard-henley-ar-eb00045870\">Richard Henley<\/a>, a <a href=\"https:\/\/www.homelight.com\/conway-ar\/top-real-estate-agents\">Conway<\/a>, Arkansas agent who works with 71% more single-family homes than the average agent in the area. This is called the gross living area, or GLA. Generally speaking, to be considered part of the GLA, the area must be livable all year, have walls and finished floors, be heated and cooled, and have a ceiling that is at least seven feet high, though there are other specifics that can affect whether a <a href=\"https:\/\/www.apartmenttherapy.com\/house-square-footage-meaning-36734380\">space counts toward the GLA<\/a>.<\/p>\n<p>The value of your home is directly tied to the square footage. During the sale process, the appraiser will measure your house. If you have marketed the home with the incorrect square footage, that can come back to get you when the appraisal comes in.<\/p>\n<div id=\"section--2\" data-toc-header=\"Why is accurate square footage important?\" data-toc-type=\"head\"><\/div>\n<h2>Why is the accurate square footage of a home so important?<\/h2>\n<p>A home\u2019s value is predicated on a number of factors, and while square footage is just one of them, it\u2019s an important one.<\/p>\n<p>\u201cThe value of your home is directly tied to the square footage,\u201d Henley says. \u201cDuring the sale process, the appraiser will measure your house. If you have marketed the home with the incorrect square footage, that can come back to get you when the appraisal comes in.\u201d<\/p>\n<p>Consider what would happen if the appraisal comes in and reveals the home is smaller than what you were marketing it as. In this case, the <a href=\"https:\/\/www.homelight.com\/blog\/market-value-vs-appraised-value-real-estate\/\">appraised value<\/a> may come in lower than the sales price, creating an <a href=\"https:\/\/www.homelight.com\/blog\/buyer-appraisal-lower-than-offer\/\">appraisal gap<\/a> and putting the buyer\u2019s mortgage approval in jeopardy, and you may have to lower the price to account for the lower square footage.<\/p>\n<p>In contrast, \u201cIf you\u2019ve been marketing the house smaller than the appraiser finds, then you\u2019ve cost yourself money,\u201d Henley says. \u201cThe sales price could have been higher.\u201d Incorrect square footage can also affect the <a href=\"https:\/\/www.homelight.com\/blog\/how-long-does-it-take-to-sell-a-house\/\">average time it takes to sell a house<\/a>.<\/p>\n<p>Henley shared a story wherein a seller\u2019s home had been sitting on the market for quite a while. The homeowner reached out to Henley for help. When Henley showed up and measured the house, he found that it was 400 square feet less than what was listed because the seller had included an area that didn\u2019t count toward the GLA.
