Unlike a standard mortgage where you secure your own new financing, assuming a mortgage means stepping into the seller’s current loan agreement. This can be particularly advantageous if the existing loan’s interest rate is lower than current market rates. For the seller, it offers an attractive selling point for potential buyers.

It’s important to note that not all mortgages are assumable, and the process typically still requires lender approval and a credit check. However, this unique financing option can be a strategic choice for homebuyers looking for potentially lower interest rates and cost savings.

Are all mortgages assumable?

Not all mortgages are assumable. While some types of home loans offer the flexibility for a new buyer to take over the existing terms, others do not. This distinction is important for buyers considering an assumable mortgage as a way to potentially save on interest rates and overall loan costs.

Below, we break down the major types of home loans to clarify which are assumable and which are not, helping you understand your options in today’s market.

Federal Housing Administration (FHA) Loans

FHA loans are assumable, which means a buyer can take over a seller’s FHA loan under the same terms, including the interest rate and remaining balance. This option can be a boon in a high-rate environment, but buyers still need to qualify under the FHA’s guidelines and gain approval from the lender.

Veterans Affairs (VA) Loans

VA loans are also assumable. However, getting the proper release forms completed is important for the seller to retain their veteran loan entitlement benefits. The least complicated way for a seller to have their VA loan entitlement released is if another qualified military buyer assumes the mortgage.

United States Department of Agriculture (USDA) Loans

USDA loans, designed to support rural homebuying, are assumable too. The assuming buyer must meet the income and location eligibility requirements of the USDA program, along with the lender’s approval.

Conventional Loans

Conventional loans are typically not automatically assumable. These loans are bound by the “due on sale” clause, which requires the full loan amount to be repaid if the property is sold. However, there are exceptions, such as cases that involve a death or divorce. These mortgage contracts would need an “assumption clause.” Discuss these special circumstance situations with your lender.

Adjustable-rate mortgages (ARMs)

While not as common, some ARMs are assumable. According to Freddie Mac, some lender agreements “provide that the ARM is assumable for the life of the loan.” Other agreements “provide that the ARM is assumable only after the initial fixed-rate period has expired or until a specified event has occurred, and is thereafter not assumable.”

Some jumbo loans

Some jumbo mortgages that are originated by larger banks and not sold to Fannie Mae and Freddie Mac can be assumed. These circumstances are also uncommon, however, and it can be difficult to know which jumbo mortgages are assumable.

Discover if all mortgages are assumable, learn about different loan types, and explore the process, benefits, and considerations in our guide for homebuyers.

[629,632
858,833
post-39464","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-home-financing","category-mortgage-loans","tag-find-assumable-mortgages","tag-what-is-an-assumable-mortgage

Are All Mortgages Assumable?
