This transition of the mortgage from the seller to you, the buyer, can be a strategic move, especially in a market where current mortgage rates are high.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/eric-broesamle-mi-6501362747\">Eric Broesamle<\/a>, a top Michigan real estate agent who\u2019s been helping homebuyers for more than 22 years, says more buyers are looking for creative solutions. \u201cPeople are worried about interest rates, and [assuming a loan] is a way to get a lower rate and possibly avoid some of the loan or closing fees.\u201d<\/p>\n<p>Often, the interest rate of the existing mortgage is lower than what you might get if you were to take out a new loan in the current market. This difference in interest rates can translate into substantial savings, both in terms of monthly payments and the total cost of the loan over time.<\/p>\n<p>For instance, let&#8217;s say you assume a mortgage with a remaining balance of $300,000 at an interest rate of 3%. We\u2019d get in touch with the seller\u2019s agent and lender.\u201d<\/p>\n<p>Generally, the most common types of assumable mortgages are those backed by the federal government. Here&#8217;s a brief overview:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>FHA loans:<\/strong> Insured by the <a href=\"https:\/\/www.hud.gov\/buying\/loans\">Federal Housing Administration<\/a>, these loans are often assumable. But, as a buyer, you must meet specific credit and income requirements set by the FHA to qualify.<\/li>\n<li aria-level=\"1\"><strong>VA loans:<\/strong> These loans, provided by the <a href=\"https:\/\/www.benefits.va.gov\/homeloans\/\">Veterans Affairs<\/a>, can be assumed by both veterans and non-veterans. However, the person assuming the loan must meet VA and lender criteria. Additionally, the original borrower will typically need VA approval to be fully released from liability.<\/li>\n<li aria-level=\"1\"><strong>USDA loans: <\/strong>Mortgages guaranteed by the <a href=\"https:\/\/www.rd.usda.gov\/programs-services\/single-family-housing-programs\/single-family-housing-guaranteed-loan-program\">United States Department of Agriculture<\/a> can be assumable, too, but this is subject to lender approval and adherence to USDA guidelines.<\/li>\n<li aria-level=\"1\"><strong>Some jumbo loans:<\/strong>\u00a0Some\u00a0<a href=\"https:\/\/www.homelight.com\/blog\/buyer-non-conforming-loan\/\" target=\"_blank\" rel=\"noopener\">jumbo mortgages<\/a>\u00a0that are originated by larger banks and not sold to Fannie Mae and Freddie Mac can be assumed. These circumstances are uncommon, however, and it can be difficult to know which jumbo mortgages are assumable.<\/li>\n<li aria-level=\"1\"><strong>Some Adjustable-Rate Mortgages (ARMs):<\/strong>\u00a0According to\u00a0<a href=\"https:\/\/guide.freddiemac.com\/app\/guide\/section\/8406.11\" target=\"_blank\" rel=\"noopener\">Freddie Mac<\/a>, while not widespread, certain\u00a0<a href=\"https:\/\/www.law.cornell.edu\/wex\/adjustable_rate_mortgage_(arm)\" target=\"_blank\" rel=\"noopener\">ARMs<\/a> can be assumable. Since ARMs mare more complex, it can be difficult to know which lender agreements will allow an assumption.<\/li>\n<\/ul>\n<p>It&#8217;s worth noting that <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-the-difference-between-fha-and-conventional-loan\/\">conventional loans<\/a>, which are not backed by the government, are typically not assumable. However, there are some exceptions, such as after a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-assuming-a-mortgage-after-death\/\">death<\/a> or <a href=\"https:\/\/www.homelight.com\/blog\/buyer-mortgage-assumption-divorce\/\">divorce<\/a>, and older\u00a0loans with terms that allow assumption.
