We then \u2018compare\u2019 it to those properties to come up with a value. We take into consideration any differences, whether the house is bigger in square footage or has more features. We make adjustments for those differences, and that provides a range of value that we then use to reconcile a final value.\u201d<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/john-swartz-pa-gswartj\">John Swartz<\/a>, a top real estate agent with 22 years of experience pricing homes in New Jersey, Pennsylvania, and Delaware says agents also use the sales comparison approach to determine a property\u2019s list price. \u201cFor example, we look at what&#8217;s on the market right now that\u2019s similar to the subject property, and what did it sell for in the past?\u201d<\/p>\n<p>Swartz says appraisers and agents using this method will typically go back three to six months. \u201cBasically, we&#8217;re trying to find as close to the exact same properties as we can to come up with a value based on the market demand in that area.\u201d<\/p>\n<div id=\"section--2\" data-toc-header=\"What do appraisers look for?\" data-toc-type=\"head\"><\/div>\n<h2>What do appraisers look for in the sales comparison approach?<\/h2>\n<p>The <a href=\"https:\/\/www.law.cornell.edu\/cfr\/text\/12\/614.4240#:~:text=The%20sales%20comparison%20approach%20requires,subject%20property%20and%20comparable%20sales.\">sales comparison approach<\/a> is foundational in real estate transactions, as it provides a clear picture of how your property stacks up against others in the market. This offers lenders a value estimate to back a mortgage loan, and so both sellers and buyers have a basis for negotiation.<\/p>\n<p>Appraisers typically look at a range of factors during this comparison, including:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>Property location:<\/strong> The geographical area where your property is located, considering its proximity to amenities, schools, and other attractive features.<\/li>\n<li aria-level=\"1\"><strong>Neighborhood characteristics:<\/strong> The overall appeal and quality of the neighborhood, including its safety, community features, and aesthetics.<\/li>\n<li aria-level=\"1\"><strong>Features and style: <\/strong>Unique aspects of the property, such as architectural style, home improvements, and special features.<\/li>\n<li aria-level=\"1\"><strong>Quality of construction:<\/strong> The craftsmanship, materials used, and overall build quality of the property.<\/li>\n<li aria-level=\"1\"><strong>Age and condition: <\/strong>How old the property is and its current state, including any updates or renovations.<\/li>\n<li aria-level=\"1\"><strong>Square footage and lot size: <\/strong>The overall space of the property, both the interior living space and the land it occupies.<\/li>\n<li aria-level=\"1\"><strong>Similar recently sold area listings: <\/strong>Comparable sales, often referred to as &#8220;comps,&#8221; that have recently closed in the area.<\/li>\n<li aria-level=\"1\"><strong>Current market conditions: <\/strong>The state of the real estate market at the time of <a href=\"https:\/\/www.homelight.com\/blog\/appraisal-definition\/\">appraisal<\/a>, which can significantly affect property values.<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Get expert insights about the sales comparison approach appraisal method for residential home sales.
