A subagent can show you the house, but they typically don\u2019t work for you as the buyer; they owe <\/span><a href=\"https:\/\/www.nar.realtor\/magazine\/tools\/client-education\/handouts-for-sellers\/vocabulary-agency-agency-relationships\"><span style=\"font-weight: 400;\">fiduciary duties<\/span><\/a><span style=\"font-weight: 400;\"> to the listing broker and the seller.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This allegiance is important to be aware of if you\u2019re working with a traditional subagent. Subagency relationships have been made illegal in some states. Later in this post, we\u2019ll look at a more modern definition of a subagent.<\/span><\/p>\n<div id=\"section--2\" data-toc-header=\"What does a subagent do?\" data-toc-type=\"head\"><\/div>\n<h2>What does a traditional subagent do?<\/h2>\n<p><span style=\"font-weight: 400;\">The primary role of a traditional subagent is to assist in finding a buyer for the property. They earn a portion of the commission, but they are not the listing agent. Here are some key responsibilities:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Help market the property:<\/b><span style=\"font-weight: 400;\"> Subagents help increase exposure by sharing the listing with potential buyers who might not be reached by the listing agent alone.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Facilitate showings:<\/b><span style=\"font-weight: 400;\"> They arrange visits for interested buyers, providing access and information about the property.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Assist in the selling process:<\/b><span style=\"font-weight: 400;\"> Subagents can help with tasks like presenting offers to the seller and helping during the closing process.<\/span><\/li>\n<\/ul>\n<div id=\"section--3\" data-toc-header=\"What can subagents not do?\" data-toc-type=\"head\"><\/div>\n<h2>What are these subagents not allowed to do?<\/h2>\n<p><span style=\"font-weight: 400;\">Traditional subagents operate under strict guidelines, primarily to protect the interests of the seller, which can limit their interactions with buyers.
