In a FSBO transaction, the seller assumes the responsibilities that would normally fall to their real estate agent, such as <a href=\"https:\/\/www.homelight.com\/blog\/price-my-home\/\">pricing the home<\/a>, <a href=\"https:\/\/www.homelight.com\/blog\/creative-ways-to-market-a-house-for-sale\/\">marketing<\/a> it to potential buyers, arranging <a href=\"https:\/\/www.homelight.com\/blog\/how-many-showings-does-it-take-to-sell-a-house-on-average\/\">showings<\/a>, and <a href=\"https:\/\/www.homelight.com\/blog\/how-to-negotiate-when-selling-a-house\/\">negotiating<\/a> the final sale agreement.<\/p>\n<p>In an agent-assisted sale, the seller typically pays a commission amounting to <a href=\"https:\/\/www.homelight.com\/real-estate-agent-commissions\">3%-5.8% of the sale price<\/a>, depending on <a href=\"https:\/\/www.homelight.com\/blog\/who-pays-real-estate-agent-commission\/\">who pays for the buyer\u2019s agent commission<\/a>. By selling FSBO, a seller can eliminate the cost of the listing agent commission (around 3%). However, in some markets, sellers are still offering to pay the <a href=\"https:\/\/www.homelight.com\/blog\/who-pays-closing-costs-when-selling-a-house-by-owner\/\">buyer\u2019s agent commissions<\/a>.<\/p>\n<p>Even with new commission rules in place, <a href=\"https:\/\/www.homelight.com\/blog\/buyer-buyers-agent\/\">buyer\u2019s agents<\/a> in Connecticut will expect compensation for the work they do to bring a buyer to a sale, such as arranging showings and helping to tee up and qualify the buyer.
