For example, if you buy a home for $400,000 and sell it for $600,000, you have a capital gain of $200,000.<\/p>\n<p>Capital gains are taxed by both the state and federal governments, but Arizona does not distinguish between short-term and long-term capital gains. It taxes all capital gains as ordinary income.<\/p>\n<p>However, on the federal level, gains can be considered either short-term or long-term.<\/p>\n<ul>\n<li aria-level=\"1\"><strong>Short-term capital gains <\/strong>are when you sell an asset within a year of purchasing it. Those gains are included in your ordinary income and taxed according to your tax bracket.<\/li>\n<li aria-level=\"1\"><strong>Long-term capital gains<\/strong> are any profits made from the sale of an asset after at least a full year of ownership. For a home sale, those gains are taxed according to the following table.<\/li>\n<\/ul>\n<h3>2026 capital gains tax brackets (long-term capital gains)<\/h3>\n<p>The table below shows the long-term <a href=\"https:\/\/www.irs.gov\/pub\/irs-drop\/rp-25-32.pdf\">capital gains rates for tax year 2026<\/a>. Single filers can qualify for the 0% long-term capital gains rate with a taxable income of $48,350 or less. However, due to the fact that she can show that a lot of money has been put into the property for improvements \u2014 between maintenance items and upgrades \u2014 she&#8217;s going to be able to reduce some of that tax liability.\u201d<\/p>\n<p>However, he adds that most non-investor homeowners will take advantage of the capital gains tax exclusion.<\/p>\n<div id=\"section--2\" data-toc-header=\"What is the capital gains tax exclusion?\" data-toc-type=\"head\"><\/div>\n<h2>What is the capital gains tax exclusion?<\/h2>\n<p>Both the IRS and Arizona provide a capital gains tax break for home sellers who meet certain conditions. This is a statutory exclusion on profits from the <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc701\">sale of your family home<\/a>. The maximum amount of capital gain that can be excluded is $250,000 for single filers or $500,000 for a married couple filing jointly.<\/p>\n<p>To qualify for the full exclusion amount, according to <a href=\"https:\/\/www.irs.gov\/pub\/irs-dft\/p523--dft.pdf\">IRS Publication 523<\/a>, the following criteria must be met:<\/p>\n<ul>\n<li aria-level=\"1\">The home being sold is your primary residence.<\/li>\n<li aria-level=\"1\">You\u2019ve owned the home for at least two years in the five-year period before selling it.<\/li>\n<li aria-level=\"1\">You\u2019ve lived in the home for at least two years within the five-year period before selling it. The years you\u2019ve lived in it don\u2019t need to be consecutive. Certain exceptions to this rule are made for those who are disabled or those in the <a href=\"https:\/\/www.militaryonesource.mil\/financial-legal\/taxes\/income-tax-and-rental-properties-when-military\/\">military<\/a>, Foreign Service, intelligence community, or Peace Corps.<\/li>\n<li aria-level=\"1\">You didn\u2019t acquire the home through a like-kind exchange (also known as a <a href=\"https:\/\/www.irs.gov\/pub\/irs-news\/fs-08-18.pdf\">section 1031 exchange<\/a>) within the past five years. This is basically when you swap one investment property for another.<\/li>\n<li aria-level=\"1\">You haven\u2019t claimed the exclusion on another home in the past two years.<\/li>\n<li aria-level=\"1\">You aren\u2019t subject to expatriate tax (a government fee paid by those who renounce their citizenship or take up residency in another country).<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Understand what you&#8217;ll likely pay in taxes when selling a house in Arizona, including capital gains and property taxes.
