In June 2020, the typical St. Louis home sold for $235,300. Fast-forward to June 2024, and that value has increased to almost <a href=\"https:\/\/www.stlrealtors.com\/clientuploads\/New_Website_PDFs\/Housing_Reports\/2024\/06_June\/Housing_Report_Infographic_-_June_2024.pdf\">$330,000<\/a>, according to data from St. Louis Realtors.<\/p>\n<p>St. Louis currently <a href=\"https:\/\/www.fhfa.gov\/data\/dashboard\/fhfa-hpi-top-100-metro-area-rankings?redirect=\">ranks 45th<\/a> on the FHFA\u2019s House Price Index list of <a href=\"https:\/\/www.fhfa.gov\/data\/dashboard\/fhfa-hpi-top-100-metro-area-rankings?redirect=\">Top 100 Metro Areas<\/a>, which tracks over 400 cities across all 50 states. While recent reports have alluded to the <a href=\"https:\/\/www.ksdk.com\/article\/news\/local\/wall-street-journal-downtown-real-estate-st-louis\/63-9c982f55-109a-4a3d-8a44-6891b57c14e4\">decline of the St. Louis\u2019s downtown<\/a>, city leaders are taking action to address the prevalence of vacant office buildings and storefronts, with talks of creating more residential opportunities.<\/p>\n<p>\u201cThe future of downtown is going to be a lot more mixing of uses. It\u2019s got to be a lot more residential. According to the S&amp;P CoreLogic Case-Shiller National Home Price Index, housing prices in the United States have <a href=\"https:\/\/fred.stlouisfed.org\/series\/CSUSHPINSA\">jumped by over 50%<\/a> since the beginning of 2020.<\/p>\n<p>This trend has benefitted most homeowners, allowing them to <a href=\"https:\/\/www.homelight.com\/blog\/what-is-home-equity\/\">build up significant equity<\/a> in their properties. They can then use this equity for various financial purposes, from investing in new properties and renovating existing homes to paying off debts and even saving for retirement. Earlier this year, ICE\u2019s Mortgage Monitor revealed that the average U.S. homeowner with a mortgage currently boasts about <a href=\"https:\/\/www.icemortgagetechnology.com\/resources\/data-reports\/february-2024-mortgage-monitor\">$299,000 in equity<\/a>.<\/p>\n<p>For comparison, the table below shows median home prices in
