Secondly, they want simplicity. They want to be able to get it done easily, with minimal work and effort put into it,\u201d Henderson says.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Henderson also says that sometimes, sellers don\u2019t have the money or resources needed to repair a home, leaving an as-is home sale as their only option.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Henderson adds that the landscape of as-is home sales has shifted somewhat in recent years as home prices have skyrocketed.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cNow, people have so much equity in their home, they&#8217;re willing to forego some of it in order to have that simple sale. A few years before, there wasn\u2019t nearly the same amount of equity, so people were more concerned with doing everything they could to increase the value,\u201d he says.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, selling a house \u201cas is\u201d usually means accepting a lower offer, and it doesn\u2019t always prevent buyers from trying to negotiate savings. There are the homes that were built 10 or 15 years ago that haven&#8217;t been maintained that need a lot of work,\u201d Henderson says.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere&#8217;ve been a lot of times [when a home] is inherited and passed down through the family, and it hasn\u2019t had anything done for decades, and there is a lot of work needed. There are just the families who don&#8217;t want to do that. So, those homes are sold as is,\u201d Henderson adds.<\/span><\/p>\n<div id=\"section--4\" data-toc-header=\"What problems do you have to disclose in San Diego?\" data-toc-type=\"head\"><\/div>\n<h2>What problems do you have to disclose in California?<\/h2>\n<p><span style=\"font-weight: 400;\">Selling a house \u201cas is\u201d in San Diego doesn\u2019t mean sweeping known problems about the house under the rug.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A good time to fill out a Real<\/span><a href=\"https:\/\/esign.com\/wp-content\/uploads\/California-Real-Estate-Trasnfer-Disclosure-Statement.pdf\"><span style=\"font-weight: 400;\"> Estate Transfer Disclosure Statement<\/span><\/a> <span style=\"font-weight: 400;\">is before listing your home or requesting an offer so that you know it\u2019s taken care of.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to the document, <\/span><span style=\"font-weight: 400;\">disclosure of the property\u2019s condition is \u201cin compliance with Section 1102 of the civil code.\u201d The seller also certifies by the close of escrow the property will comply with the <\/span><a href=\"https:\/\/leginfo.legislature.ca.gov\/faces\/codes_displaySection.xhtml?sectionNum=13113.8.&amp;lawCode=HSC\"><span style=\"font-weight: 400;\">State Fire Marshal\u2019s standards for operable smoke detectors<\/span><\/a><span style=\"font-weight: 400;\"> and the Health &amp; Safety Codes requiring water heaters to be strapped in place.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The form will walk you through documenting what you know about <\/span><span style=\"font-weight: 400;\">the features of the home, from the TV antenna to the number of remote controls for the garage door and the quick-release mechanisms on bedroom windows.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You\u2019ll also be prompted to fill out information about <\/span><span style=\"font-weight: 400;\">malfunctioning electrical systems, plumbing systems, or other structural components. So, the California Association of Realtors created a comprehensive <\/span><a href=\"https:\/\/www.car.org\/riskmanagement\/disclosure-charts\/sales-disclosure-chart\"><span style=\"font-weight: 400;\">sales disclosure chart<\/span><\/a><span style=\"font-weight: 400;\">. No matter what method you choose to sell your home, it\u2019s required to make these disclosures to the best of your ability.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Henderson says that one of the most important aspects of disclosures is to be thorough. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201c[Sellers] should <\/span><span style=\"font-weight: 400;\">make sure that the disclosures are done and everything about the property is disclosed so that nothing comes back against them,\u201d he says. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Henderson adds that the main intention is to limit any potential liability or blowback from failing to disclose a known issue.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf somebody sells off market to an investor, the investor may not ask for disclosures, but if the investor gets sued for an issue with the home, then the sellers could end up getting sued also, and if they hadn&#8217;t disclosed the problems, then there could be a liability. So, they want to make sure they properly disclose everything, even if the investor doesn&#8217;t ask for it,\u201d Henderson tells HomeLight.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">No matter what method you choose to sell your home, it\u2019s required to make these disclosures to the best of your ability.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, <\/span><a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-as-is-in-california\/\"><span style=\"font-weight: 400;\">California does allow<\/span><\/a><span style=\"font-weight: 400;\"> certain exceptions <\/span><span style=\"font-weight: 400;\">from additional buyer requests for disclosure about certain items. Sellers are exempt from responding to some disclosures if they haven\u2019t lived in the home and\/or if they are \u201ctransfers by a fiduciary in the administration of a decedent\u2019s estate, a guardianship, conservatorship, or trust except where the trustee is a former owner of the property.\u201d<\/span><\/p>\n<div id=\"section--5\" data-toc-header=\"Review your options to sell \u2018as is\u2019 in San Diego\" data-toc-type=\"head\"><\/div>\n<h2>Review your options to sell \u2018as is\u2019 in San Diego<\/h2>\n<p><span style=\"font-weight: 400;\">The main options to sell a house \u2018as is\u2019 include:<\/span><\/p>\n<h3>List \u2018as is\u2019 with the help of a real estate agent<\/h3>\n<p><span style=\"font-weight: 400;\">A great real estate agent will provide assistance throughout the process of listing and selling a home \u201cas is.\u201d An agent gives simple presentation tips to improve marketing, helps to set an appropriate price that reflects the home\u2019s condition, and works to find a buyer willing and eager to buy your home in its current state.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf somebody wants to sell as is, my biggest piece of advice would be to engage a Realtor and put it on the market instead of just selling to an investor, but if they are going to sell to an investor, get at least three offers,\u201d Henderson says.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThat way, it&#8217;s a competitive bidding situation because a lot of times, if somebody only talks to one investor, they will try to get as low a price as possible, but that&#8217;s the biggest piece is to get multiple offers,\u201d he adds.\u00a0<\/span><\/p>\n<h3>Sell directly to a cash buyer<\/h3>\n<p><span style=\"font-weight: 400;\">Someone needing to sell their home \u201cas is\u201d can also work directly with a <\/span><a href=\"https:\/\/www.homelight.com\/blog\/should-i-sell-to-a-home-investor\/\"><span style=\"font-weight: 400;\">property investor<\/span><\/a><span style=\"font-weight: 400;\"> or <\/span><a href=\"https:\/\/www.homelight.com\/blog\/house-buying-companies\/\"><span style=\"font-weight: 400;\">house-buying company<\/span><\/a><span style=\"font-weight: 400;\"> rather than list, where it may be difficult to get an offer from a limited buyer pool.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We Buy Houses operations buy \u201cas is\u201d at a discounted rate and generally seek out homes in need of significant repairs. You\u2019re looking for an agent who doesn\u2019t shy away from listings that need a little TLC and maybe has a strong network of investor connections. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Your agent should also be willing to go the extra mile on marketing. Considering a recent survey by Bright MLS, where <\/span><a href=\"https:\/\/brightmls.com\/article\/what-will-homebuyers-want-in-2025\"><span style=\"font-weight: 400;\">56% of respondents<\/span><\/a><span style=\"font-weight: 400;\"> said they would prefer to buy a <\/span><span style=\"font-weight: 400;\">move-in-ready<\/span><span style=\"font-weight: 400;\"> home, an \u201cas is\u201d sale likely has a reduced buyer pool from the start.\u00a0<\/span><\/p>\n<h3>Consider a pre-listing inspection<\/h3>\n<p><span style=\"font-weight: 400;\">A <\/span><a href=\"https:\/\/www.homelight.com\/blog\/pre-listing-home-inspection\/\"><span style=\"font-weight: 400;\">pre-listing home inspection<\/span><\/a><span style=\"font-weight: 400;\"> is the same as a standard home inspection except that the seller pays for it before listing their home on the market. It may sound like a counterintuitive step for an as-is sale, but getting the inspection results upfront can illuminate any issues that could impact the value of the home and inform an accurate pricing strategy. If a buyer requests further deductions to the price based on their own inspection, you may be able to point to how the estimated cost of certain repairs was already baked into the list price.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Henderson says that a pre-listing inspection ultimately gives the seller more tools when the buyer wants to talk price.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWith the pre-listing inspection, we know everything about the property, all the issues, work needed, etc., and then that way, the buyers know everything upfront going into it. Most buyers try to renegotiate the price after they do their inspection. So, if it&#8217;s provided upfront, it takes away their ability to try and renegotiate,\u201d Henderson says.\u00a0<\/span><\/p>\n<h3>Price to reflect \u2018as is\u2019 condition<\/h3>\n<p><span style=\"font-weight: 400;\">In August 2025, the median sale price for homes in <\/span><a href=\"https:\/\/www.car.org\/marketdata\/interactive\/housingmarketoverview\"><span style=\"font-weight: 400;\">San Diego hit $1,270,000<\/span><\/a><span style=\"font-weight: 400;\">, a 1.8% increase over the previous year. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201cIf we put the house on the market, I always recommend pricing it low and having it on the market for a minimum of seven days before we start to review offers. That way, we create a bidding war and then see how high we can get the price driven up.
