With today’s elevated home prices and higher interest rates, many homeowners who locked in a low mortgage rate during the pandemic are reluctant to jump into another purchase.

Enter the build-to-rent (BTR) option. Build-to-rent homes are newer, professionally managed single-family houses built specifically for renting. With a record 39,000 new BTR homes completed last year and more than 110,000 units currently in development, this housing trend is offering an attractive alternative for people who want flexibility, low maintenance, and a modern living experience.

For homeowners considering their next chapter, a move into a build-to-rent home could be a smart solution.

Looking to Sell and Move to a Build-to-Rent Home?

HomeLight’s free Agent Match platform analyzes over 27 million transactions and thousands of reviews to determine which local agent is best for you based on your needs. These homes are typically located in planned communities and come with features like private yards, modern finishes, and access to community amenities such as pools, walking trails, dog parks, pickleball courts, and fitness centers.

Because they’re managed by professional property management companies, residents often enjoy maintenance-free living, which can offer residents more peace of mind. Some communities target downsizing homeowners age 55+ and provide RV parking for a “lock-and-leave” property.

The build-to-rent model is designed to give tenants the best of both worlds: the space and privacy of a standalone home, combined with the convenience and low responsibility of renting. Unlike renting from a private landlord, you get consistent service and the benefits of a brand-new home without the unexpected repair costs.

Homes in build-to-rent communities typically offer renters features like private yards, modern finishes, and access to shared amenities such as clubhouses, swimming pools, fitness centers, walking trails, dog parks, and pickleball courts. By selling now and moving into a rental, you can pocket the equity you’ve built without taking on a costly new mortgage.

Simplify your lifestyle: Build-to-rent homes are professionally managed, which means you won’t need to worry about unexpected repairs, yard work, or home maintenance. This can be especially appealing for seniors who want to spend more time traveling, visiting family, or simply enjoying retirement without the responsibilities of homeownership.

Lock-and-leave convenience: Whether you dream of taking longer vacations or splitting time between different parts of the country, a BTR home offers the security of a managed property — no need to arrange for house sitters or stress about upkeep while you’re away.

Enjoy newer homes and community amenities: Many BTR developments include access to pools, fitness centers, walking trails, parks, and clubhouses. Homes are newly built, offering updated layouts and energy-efficient designs that are hard to find in older resale homes.

According to Yardi Matrix data analyzed by Point2Homes, nearly 110,000 new build-to-rent homes are currently in different stages of development across the country. This demand is being driven by ongoing homeownership affordability concerns and renters who want to live in spacious homes in communities with desirable amenities.

<a
