This means it would take that many months to sell all available homes at the current sales pace. This balance ensures neither buyers nor sellers have a significant advantage, fostering a stable price environment.<\/p>\n<p>\u201cI&#8217;d say the market is stable or declining overall, slightly declining,\u201d\u00a0 Shaver says.<\/p>\n<p>Some factors pulling at the Florida market include:<\/p>\n<ul>\n<li aria-level=\"1\">Higher mortgage interest rates<\/li>\n<li aria-level=\"1\">Weather events such as hurricanes<\/li>\n<li aria-level=\"1\">Rising home insurance premiums<\/li>\n<li aria-level=\"1\">Overall affordability issues<\/li>\n<\/ul>\n<p>According to March 2025 data from the <a href=\"https:\/\/www.floridarealtors.org\/tools-research\/reports\/florida-market-reports\">Florida Realtors Association<\/a>:<\/p>\n<ul>\n<li aria-level=\"1\">Closed sales of single-family homes are down 7% from last year<\/li>\n<li aria-level=\"1\">Active listings are up 26.9%<\/li>\n<li aria-level=\"1\">The median home price in the state is currently $415,000<\/li>\n<li aria-level=\"1\">Homes are typically on the market for 90 days (+25% from last year)<\/li>\n<li aria-level=\"1\">Inventory of single-family homes is up 31.6% (5.3 months supply)<\/li>\n<\/ul>\n<p>But even with cooling home sales and lower inbound migration rates, Florida still ranks among the 11 states with the <a href=\"https:\/\/www.cnbc.com\/2025\/01\/11\/where-americans-are-moving-why-migration-is-slowing-down.html\">highest net influx of residents from other states<\/a>.<\/p>\n<div id=\"section--2\" data-toc-header=\"How should I price my home?\" data-toc-type=\"head\"><\/div>\n<h2>How should I price my Florida home?<\/h2>\n<p>Shaver says one of the biggest seller mistakes in Florida is overpricing. \u201cFlorida sellers often have the belief that they can price their home however they like because buyers are coming with a lot of cash from California, New York, and New Jersey,\u201d he explains.<\/p>\n<p>But if you price your home too high, your listing could sit on the market too long, which can lead to price reductions and a lower final sale price. If you price it too low, you could miss out on proceeds. The goal is to <a href=\"https:\/\/www.homelight.com\/blog\/price-my-home\/\">price your home just right<\/a>.<\/p>\n<p>\u201cThe best pricing strategy is to face reality and not overprice \u2014 that\u2019s the big one \u2014 and recognize that we&#8217;re not in 2021 anymore,\u201d Shaver says, adding that <a href=\"https:\/\/www.homelight.com\/blog\/house-pricing-strategies\/\">setting the right listing price<\/a> is even more important now because buyers have more options.<\/p>\n<p>To determine the right listing price, start by looking at nearby recent sales of similar properties, called <a href=\"https:\/\/www.homelight.com\/blog\/comps-for-my-house\/\">comps<\/a>.
