What is the current condition of the roof and size of the repair?<\/li>\n<li><strong>Cost of materials<\/strong><br \/>\nThe proposal should name the style of the shingles, grade of the material, and their prices.<\/li>\n<li><strong>Timeframe<\/strong><br \/>\nWhat\u2019s the construction schedule, start date, and end date?<\/li>\n<li><strong>Clean up<\/strong><br \/>\nRoofing jobs are messy work, so make sure your contractor has a plan to clean up loose nails, shingles, materials, and other trash.<\/li>\n<li><strong>Liabilities and warranties<\/strong><br \/>\nThe roofer should disclose their insurance so that if anything were to happen on your property, you would not be liable for their injuries. If you, as the homeowner, pull the permit, then you will be considered the contractor of the project, so don\u2019t do that unless you\u2019re confident in your own roofing skills.<\/p>\n<p>Without a permit, your <a href=\"https:\/\/www.angi.com\/articles\/who-pays-building-permits.htm\">city government can stop your construction<\/a> or force you to tear down your work at any time until you pull the necessary documents.<\/p>\n<p>You are also subject to additional permit fines that are double or even triple the original fee.<\/p>\n<p>Every city and county has different permit rules\u2014since March 2018, <a href=\"https:\/\/www.northjersey.com\/story\/news\/new-jersey\/2018\/03\/06\/no-permit-required-roofing-and-siding\/390029002\/\">New Jersey no longer requires permits for roofing<\/a>, whereas <a href=\"https:\/\/www.hertfordcountync.gov\/county-departments\/inspections\/Forms\/InspectionsDoINeedaPermit.pdf\">North Carolina requests that all building and repairs have a permit<\/a>, for example.<\/p>\n<p>So, talk to your real estate agent and roofer, who will both know the state requirements for permits and pull the right ones.<\/p>\n<div id=\"section--13\" data-toc-header=\"Put boundaries on the contract\" data-toc-type=\"head\"><\/div>\n<h3>Tip 12: Set a \u2018no-later-than date\u2019 to put boundaries on your contract<\/h3>\n<p>Weather can severely damage the state of your roof and halt further construction.<\/p>\n<p>Unfortunately, there aren\u2019t any Instagram filters that you can swipe on or off to make the rain or hail go away.<\/p>\n<p>But, you should still set boundaries on the time it takes to repair your roof. Luckily, you have some control over dates set out in your contract.<\/p>\n<p>Without a set time frame, the start and end of construction can go on for weeks. The slower the repairs, the longer it is to close the deal with a home buyer.
