According to Rogers, the Phoenix housing market is trending toward higher inventory levels and a more balanced environment, giving buyers more options and time to make decisions.<\/p>\n

\u201cIf I had to describe the Phoenix Metro real estate market right now, spring 2025, moving into summer 2025, I would say it’s a great time for buyers to get out and shop and take a couple of tours of homes that are for sale,\u201d says Rogers.<\/p>\n

Typically, homes in Phoenix spend about 71 days<\/a> on the market after they go live. This duration is called days on market<\/a> (DOM), which gauges the length of time between the listing date and the signing of a contract. For context, the national DOM stands at roughly 50 days<\/a>.<\/p>\n

The median sales price in Phoenix currently hovers near $475,000, reflecting a 3.1% decline compared to the previous year.<\/p>\n

\u201cWithout a doubt, we absolutely positively have thousands of active listings for sale. Memory serves me correctly, we just broke 27,000 houses for sale, which is a 10-year high. So there are more houses on the market right now than there have been in about a decade,\u201d Rogers says.<\/p>\n

So, what does this mean for sellers? With more homes on the market than in recent years, sellers should be prepared for longer selling timelines and less competition among buyers. If your goal is a quick sale, the best time to list your Phoenix property is in July.<\/p>\n

Because it generally takes 71 days to secure a buyer and approximately 40 days<\/a> for buyers to complete loan closing, you may want to list your home a couple of months ahead of the peak season.<\/p>\n
