CT housing trends<\/h2>\n

According to Gallagher, the Connecticut housing market continues to favor sellers, largely due to the limited number of homes available.<\/p>\n

\u201cThere’s still a lack of inventory, which is what’s making it a seller’s market. The inventory is increasing, but it’s still very low compared to where it typically used to be,\u201d she says.<\/p>\n

Properties in CT generally sell within about 28 days<\/a> after listing. This timeframe, known in the industry as days on market<\/a> (DOM), measures the span from when a property goes on the market until a contract is signed. For reference, the national DOM currently stands at 50 days<\/a>.<\/p>\n

The median price for homes in CT is approximately $460,000, marking a 7.0% increase over the previous year.<\/p>\n

\u201cWhen there are not a lot of houses to choose from, then you have buyers that are all putting in offers on the same property, which then drives the price up because they’re all going after the same houses, because there’s just no inventory,\u201d says Gallagher.<\/p>\n

What do these market trends mean for sellers? As Gallagher notes, while buyer demand remains strong, many homeowners are hesitant to sell because high interest rates and limited options make it difficult to find a new place to move. In this environment, pricing your home right and making sure it stands out are more important than ever for a successful sale in Connecticut.<\/p>\n

While high interest rates and low inventory are shaping the real estate market, Connecticut still follows its usual seasonal trends, with sales picking up in the late spring and summer. Listing your home between June and August is generally the best way to maximize your sale price. If you\u2019re aiming for a faster sale, consider listing in May. Just remember that the best time to sell a house in CT can vary depending on your local market within the state.<\/p>\n

Given that it generally requires about 28 days to attract a buyer, along with roughly 40 days<\/a> to finalize the buyer\u2019s mortgage, it may be wise to list your property two to three months in advance of the peak season.<\/p>\n

\u201cThe parents don’t want to move during the school year. So they would like to list their house and then sell once school has ended, maybe the end of June, and then move and then be settled by September,\u201d says Gallagher.<\/p>\n
