Maryland housing trends<\/h2>\n

According to Camaioni, Maryland\u2019s housing market is seeing a rise in inventory and a slowdown in price growth.<\/span><\/p>\n

\u201cWe here in Maryland are still in the midst of a seller’s market. We do have a limited inventory condition. We have more inventory than last year, so inventory is growing, but it’s still limited,\u201d she says.<\/span><\/p>\n

In real estate terms, this timeframe is called <\/span>days on market<\/span><\/a> (DOM) and measures the duration between the listing date and signing a purchase agreement. The median home price across Maryland stands at about $435,000, marking a 4.8% increase compared to last year.<\/span><\/p>\n

\u201cBuyer tolerance is getting lower and prices are increasing more slowly than they did before, but they’re still increasing,\u201d says Camaioni.<\/span><\/p>\n

This makes the period from March to June the ideal window to sell your home for maximum profit. If selling quickly is your main goal, the best time to list a house in Maryland begins in February.<\/span><\/p>\n

Since it generally takes 9 days to secure a buyer, and approximately <\/span>40 days<\/span><\/a> for a buyer\u2019s mortgage to close, you may want to put your home on the market two to three months prior to the busiest selling period.<\/span><\/p>\n
