\u201cInventory has been low for quite some time,\u201d says Dang. But recent trends point to a shift, with more homes hitting the market \u2014 signaling a possible move toward a more balanced playing field for buyers and sellers.<\/p>\n

Homes in Seattle generally sell within about 2 days<\/a> of listing. This timeframe is known in real estate as days on market<\/a> (DOM), measuring the period between a home\u2019s listing date and the signing of a contract. By comparison, the national DOM is currently 51 days<\/a>.<\/p>\n

The median sales price in Seattle is near $925,000<\/a>, reflecting a 1.1% drop compared to the previous year.<\/p>\n

\u201cHomes are still selling in less than one week if a home is priced at what the last listed for, rather than what it sold for. If the home was listed for $1 million, sold for $1.1 million, and received five offers, and you list at $1 million, you should get multiple offers as well. Whereas, if you list for $1.1 million, you may sit for a while,\u201d says Dang.<\/p>\n
