Georgia housing trends<\/h2>\n

According to Jefferson, sellers still have the upper hand in Georgia\u2019s housing market, even with a few inventory shifts.<\/p>\n

\u201cI would say that even though inventory is increasing a little bit, it’s still a seller’s market,\u201d Jefferson remarks.<\/p>\n

On average, homes in Georgia remain on the market for about 50 days<\/a> after being listed. Real estate professionals refer to this timeframe as days on market<\/a> (DOM), which tracks the interval between a property\u2019s listing and the signing of a contract. For context, the national DOM currently stands at 58 days<\/a>.<\/p>\n

The median price for homes in Georgia is approximately $375,000<\/a>, reflecting a 1.4% increase compared to the previous year.<\/p>\n

\u201cIn my opinion, the biggest reason there aren’t more homes on the market to meet demand is because sellers are still hesitant to give up the low interest rates they have on their current homes,\u201d Jefferson says.<\/span><\/p>\n

What does this mean for sellers? Because many homeowners are holding onto their low-rate mortgages, the supply of available homes remains limited, creating an opportunity for motivated sellers. However, strategic pricing and effective marketing are still more important than ever to help your property garner attention in the Georgia market.

When is the best time to sell a house in Georgia?<\/h2>\n

Although elevated interest rates and limited inventory are affecting the market, historically, Georgia experiences seasonal patterns where sales activity picks up during spring and early summer. This means the period from March through June typically offers the greatest opportunity to sell for top dollar. For sellers prioritizing a quick sale, the optimal time to list your home in the Peach State begins in April.<\/p>\n

Since it normally takes 50 days<\/a> to secure a buyer and approximately 41 days<\/a> for the buyer\u2019s financing to close, consider listing your property two to three months before the peak selling period.<\/p>\n

\u201cI would say April to June are the very best months to sell. Now, it’s not as cyclical where we are \u2014 I’m about 100 miles south of Atlanta. We don’t have snow or harsh winters, so the colder months don’t affect our ability to sell homes as much as they might in the Northeast,\u201d Jefferson says. \u201cThat said, just like anywhere else, a lot of people prefer to move when the kids are out of school or after a child graduates from high school.\u201d<\/p>\n
