To be a comp, the house must have similar characteristics, such as size, school district, and amenities.<\/p>\n<p>Comps give you a range for its \u201c<a href=\"https:\/\/www.homelight.com\/blog\/fair-market-value\/\">market value<\/a>,\u201d which you can then add or subtract from based on your home\u2019s unique characteristics and features. For example, if you have a two-car garage and your neighbor has a one-car garage, your home might sell for more.<\/p>\n<p>Once you\u2019ve assembled your pool of similar properties, look at their sold prices. <a href=\"https:\/\/www.homelight.com\/blog\/compare-house-prices\/\">Active listings are not an accurate comparison point<\/a> for your home\u2019s value until they sell.<\/p>\n<p>Why? Even if the home down the street is listed for $500,000, it hasn\u2019t sold yet \u2014 so how do you know if it\u2019s too high or too low?<\/p>\n<p>Comps sold within the last 60 days are preferable because their sale price reflects <a href=\"https:\/\/www.homelight.com\/blog\/current-real-estate-market\/\">current market conditions<\/a>. However, recent sales aren\u2019t always available, so you may have to pull comps from as long as six to 12 months ago.<\/p>\n<div id=\"section--2\" data-toc-header=\"What factors are used when finding comps?\" data-toc-type=\"head\"><\/div>\n<h2>What factors are used when finding comps?<\/h2>\n<p>Agents \u2014 and <a href=\"https:\/\/www.homelight.com\/blog\/how-much-is-a-house-appraisal\/\">appraisers<\/a> \u2014 use these factors to identify comps. Agents use the same factors as a home appraiser because they know that if your house fails to appraise appropriately, a buyer may not get a mortgage on it, and the sale could fall through.<\/p>\n<ul>\n<li aria-level=\"1\"><strong>Location:<\/strong> Neighborhood, access to major highways or public transportation, how close it is to the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-walkability-score-by-address\/\">school or a public park<\/a>, all of these influence a home\u2019s price.<\/li>\n<li aria-level=\"1\"><strong>Location features:<\/strong> A home that backs up on a <a href=\"https:\/\/www.homelight.com\/blog\/how-much-value-does-a-lakefront-add-to-a-property\/\">lake<\/a> might be more valuable than a similar home in the same neighborhood that doesn\u2019t have water access.<\/li>\n<li aria-level=\"1\"><strong>Date of sale:<\/strong> A home sale from three years ago doesn\u2019t reflect market conditions today.<\/li>\n<li aria-level=\"1\"><strong>Home and lot size: <\/strong>A comparable home will have relatively close square footage and the same size yard.<\/li>\n<li aria-level=\"1\"><strong>Number of bedrooms and bathrooms: <\/strong>If your home has three bedrooms and one bath, it\u2019s not comparable to a six-bedroom with three bathrooms.<\/li>\n<li aria-level=\"1\"><strong>Age of the home: <\/strong>A home built a hundred years ago won\u2019t need the same maintenance and upkeep as a home built five years ago. However, some buyers may prefer an older home with character and unique features. An experienced agent would select a home of similar vintage to price your property.<\/li>\n<li aria-level=\"1\"><strong>Condition of the home:<\/strong> Have you been meticulous about having the furnace serviced every year, the air filters changed, and cleaning the gutters?
