The only homes that will sell with short days on market are the ones that are priced correctly from the start.\u201d<\/p>\n<p>Once a home <a href=\"https:\/\/www.homelight.com\/blog\/how-long-should-a-house-sit-on-the-market\/\">sits on the market<\/a> too long, it can take on a stigma that something must be wrong with it. Be aware and make a reasonable plan.\u201d<\/p>\n<p>For perspective, in July 2021, during the height of the pandemic homebuying frenzy, U.S. homes sold in about <a href=\"https:\/\/www.msn.com\/en-us\/money\/realestate\/houses-sitting-on-market-for-longest-period-in-a-decade\/ar-AA1KMZ5l\">16 days<\/a>, on average. In some of the hottest markets, properties went under contract in just 24 hours.<\/p>\n<p>Today, due to high interest rates and affordability fears, most homes spend <a href=\"https:\/\/www.realtor.com\/research\/august-2025-data-2\/\">47-62 days<\/a> on market (DOM) \u2014 <a href=\"https:\/\/www.msn.com\/en-us\/money\/realestate\/houses-sitting-on-market-for-longest-period-in-a-decade\/ar-AA1KMZ5l\">the slowest pace in 10 years<\/a>.<\/p>\n<p>As a result, 82% of agents nationwide reported an increase in price cuts during the <a href=\"https:\/\/www.homelight.com\/blog\/2025-top-agent-insights-ai-edition\/\">second quarter of 2025<\/a> compared to the same time last year.<\/p>\n<div id=\"section--3\" data-toc-header=\"Why pricing right from the start matters\" data-toc-type=\"head\"><\/div>\n<h2>Why pricing right from the start matters<\/h2>\n<p>In today\u2019s uncertain market, the first impression your home makes can make or break the sale. HomeLight\u2019s research found that half of the surveyed agents recommend pricing a home slightly below market value to spark competition and draw in multiple offers.<\/p>\n<p>\u201cPricing just under market will get showings, as buyers are not willing to pay top dollar in this economy,\u201d says Marine City, Michigan, agent <a href=\"https:\/\/www.homelight.com\/agents\/wynne-achatz-mi-6502118195\">Wynne Achatz<\/a>, who has been pricing homes for 47 years.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/richard-bocchieri-ny-10311201625\">Richard Bocchieri<\/a>, a West Islip, New York, agent with nearly four decades of experience, agrees: \u201cPrice your house aggressively to get as many people to view the home as possible. Price it just under market value.\u201d<\/p>\n<p>Another 25% of agents suggest pricing right at current market value. According to HomeLight\u2019s Top Agent Insights survey:<\/p>\n<ul>\n<li aria-level=\"1\">76% of agents say a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-turnkey-home\/\">move-in ready<\/a> condition is the top selling point.<\/li>\n<li aria-level=\"1\">Professional staging can add an average of $13,477 to the sale price.<\/li>\n<li aria-level=\"1\">Staged homes sell one to two weeks faster, according to 34% of agents.<\/li>\n<\/ul>\n<p>\u201cBuyers today aren\u2019t just looking for a house, they\u2019re looking for a home that feels like a solid, well-maintained investment,\u201d says Sukenik. \u201cEven the smallest details matter, such as fresh paint, tightened fixtures, and repaired latches or door handles.\u201d<\/p>\n<p>She adds this caveat: \u201cHowever, even the best preparation and marketing can be undermined by pricing missteps.
