According to Kee, the Tennessee housing market is becoming more balanced, with increased inventory and homes spending more time on the market. \u201cSellers are still pricing high based on where we were a year or two ago, so we\u2019re seeing a lot of price reductions. But we still have several houses that are selling. As real estate agents, we\u2019re still busy \u2014 it\u2019s just a different market than it was two years ago.\u201d<\/p>\n

\u201cHigher interest rates have really impacted what people can afford. Someone who could have comfortably afforded a $350,000 house back when rates were much lower might not be able to do that now. That\u2019s what\u2019s driving the market shift and causing some homes to sit on the market a little longer.\u201d<\/p>\n

Based on our data, the ideal period to sell your home for maximum return is from June to September. For those prioritizing a quick sale, the best time to sell a house in Tennessee begins in April.<\/p>\n

Because securing a buyer usually requires about 66 days<\/a>, and the buyer\u2019s loan typically takes approximately 40 days<\/a> to finalize, you may want to put your home on the market two to three months before the peak season.<\/p>\n

\u201cStatistically, the best time to sell is still spring and early summer \u2014 that\u2019s when yards look their best, flowers are blooming, and buyers are out in full force,\u201d says Kee. \u201cBut in our market, I stay busy year-round. I don\u2019t usually tell a seller to wait until next spring, because if your house is ready \u2014 meaning it\u2019s priced right, the repairs and maintenance are done, the clutter is gone, and it\u2019s clean \u2014 there\u2019s a really good chance we can sell it any time of year.\u201d<\/p>\n
