Could It Work in the US?"},"content":{"rendered":"<p>If you\u2019ve locked in a mortgage rate in the 2%, 3%, or 4% range, the idea of moving can feel like financial foolishness. Selling your home means taking on today\u2019s higher rates and larger monthly payments. Wouldn\u2019t it be nice if you could carry your low pandemic-era rate over to your new home loan?<\/p>\n<p>While portable mortgages aren\u2019t currently available in the United States, they\u2019re used in other countries and are now being <a href=\"https:\/\/finance.yahoo.com\/news\/president-trump-portable-mortgage-push-153000040.html\">discussed by U.S. housing officials<\/a> as a possible way to ease the rate lock-in, or \u201cgolden handcuffs,\u201d effect.<\/p>\n<p>But what is a portable mortgage? How does it work? Who might it help? We\u2019ll share an example scenario and a portable mortgage calculator you can try later in the post.<\/p>\n<div id=\"section--2\" data-toc-header=\"How portable mortgages are supposed to work\" data-toc-type=\"head\"><\/div>\n<h2>How portable mortgages are supposed to work<\/h2>\n<p>While the exact rules vary by country and lender, the core mechanics of a portable mortgage are fairly straightforward.<\/p>\n<p>When a homeowner moves:<\/p>\n<ul>\n<li aria-level=\"1\">The remaining balance on their existing mortgage is transferred to the new home<\/li>\n<li aria-level=\"1\">The original interest rate applies to that ported portion<\/li>\n<li aria-level=\"1\">Any additional borrowing needed is handled separately, typically at current rates<\/li>\n<\/ul>\n<p>From a lender\u2019s standpoint, the borrower doesn\u2019t automatically get a free pass. Chester notes that qualification still matters.<\/p>\n<p>\u201cA consumer would still have to qualify for that mortgage,\u201d he says. \u201cThey would still be evaluated. It\u2019s really about validating that the consumer is in the same or a better position than when they originally got the mortgage.\u201d<\/p>\n<p>Operationally, however, this is where uncertainty creeps in, especially in the U.S.<\/p>\n<p>\u201cWe haven\u2019t done portable mortgages in the United States,\u201d Chester says. \u201cThere could be some risk with title issues because you\u2019re transferring things, and it may not go under the same scrutiny. We don\u2019t know that yet because it hasn\u2019t been designed here, so it\u2019s difficult to fully forecast what the risk would be.\u201d<\/p>\n<p>That lack of a tested framework is one reason portability remains theoretical for U.S. buyers today.<\/p>\n<div id=\"section--3\" data-toc-header=\"Why portable mortgages exist in other countries\" data-toc-type=\"head\"><\/div>\n<h2>Why portable mortgages exist in other countries<\/h2>\n<p>In countries where portable mortgages are available, the goal isn\u2019t novelty, it\u2019s affordability.<\/p>\n<p>\u201cThe problem they\u2019re designed to handle is keeping the housing payment low,\u201d Chester explains. \u201cThe consumer gets in with a great interest rate on a certain amount of money, and it helps keep their mortgage debt reasonable and their payment reasonable.\u201d<\/p>\n<p>In <a href=\"https:\/\/www.moneysense.ca\/spend\/real-estate\/mortgages\/what-is-porting-a-mortgage-in-canada\/\">Canada<\/a>, for example, mortgages are often structured around shorter renewal periods (<a href=\"https:\/\/www.nerdwallet.com\/ca\/p\/best\/mortgages\/5-year-fixed-mortgage-rates\">5 years is the most common term<\/a>), which can make portability easier to implement within the broader lending system. Even so, the underlying purpose remains the same: allowing homeowners to move without completely resetting their financial footing.<\/p>\n<p>That coveted purpose \u2014 preserving affordability while enabling mobility \u2014 is what\u2019s driving new interest in portable mortgages as many U.S. homeowners remain sidelined by today\u2019s higher rates.<\/p>\n<div id=\"section--4\" data-toc-header=\"Who benefits most from mortgage portability\" data-toc-type=\"head\"><\/div>\n<h2>Who benefits most from mortgage portability<\/h2>\n<p>Mortgage portability isn\u2019t designed to help everyone equally. According to Chester, the biggest beneficiaries are homeowners who locked in historically low rates and have built substantial equity since then.<\/p>\n<p>\u201cThe consumers that would benefit the most are those people who got in during market lows,\u201d he says. \u201cIf they bought their house during the market low, they have a historic interest rate, and they\u2019re able to move that debt to their next asset.\u201d<\/p>\n<p>This group often includes:<\/p>\n<ul>\n<li aria-level=\"1\">Homeowners who bought or refinanced before, during, or shortly after the COVID-19 pandemic<\/li>\n<li aria-level=\"1\">Long-term owners with strong appreciation in their current home<\/li>\n<li aria-level=\"1\">Move-up buyers who need more space but hesitate to reset their mortgage at today\u2019s rates<\/li>\n<\/ul>\n<p>First-time buyers, by contrast, wouldn\u2019t see any benefit from portability because they don\u2019t have an existing mortgage rate to carry forward.<\/p>\n<p>In short, mortgage portability primarily favors homeowners who already hold a low-rate advantage and want a way to preserve it while making a move.<div id=\"section--5\" data-toc-header=\"Example: How a portable mortgage could work\" data-toc-type=\"head\"><\/div><\/p>\n","protected":false},"excerpt":{"rendered":"<p>What is a portable mortgage?
