While your focus as you landscape might be on steps and pretty flowers, professionals are thinking about drainage and grading as their top issues. This is true for any yard, but a much more serious concern for split-level yards.<\/p>\n<p>If water pools against a wall of your home, or drains into your basement window, you\u2019re in for bigger problems than just unsightly puddles.<\/p>\n<p>According to the Land Development Handbook: \u201cProper grading prevents wet basements, damp crawl spaces, foundation damage, eroding hillsides and muddy stream waters.\u201d Water damage\u2014when it happens\u2014is prolific and expensive to fix.<\/p>\n<p><a href=\"https:\/\/www.duodesigngroup.com\/our-story.html\">Tracey Adams<\/a>, landscape architect of Duo Design Group, which has been designing landscapes in the Phoenix, Arizona, area for 20 years, recommends hiring a professional to make sure the water aspects are handled correctly. \u201cGrading and properly handling the water is not something you can guess at,\u201d she says.<\/p>\n<h3>Plan for some hardscape<\/h3>\n<p>Split-level landscaping is likely to need more than just plants and flowers. Depending on the grading of your yard, you may need a retaining wall to properly contain the higher level, terraces, placement of boulders to retain soil, or outdoor stairs to transition from one level to the next. Consider University of Nevada\u2019s suggestions for analyzing your grade and stabilizing steep slopes.<\/p>\n<p>Any time there is a significant grade change, plan on some increased costs to add walls, drain pipe, stairs, and other hardscape items.<\/p>\n<p>The Better Homes and Gardens\u2019 Network suggests <a href=\"https:\/\/www.gardenideas.com\/gardening_advice\/gardeningadvice_troubleshoot.html\">adding visual interest and slope functionality<\/a> with a mortared retaining wall built from recycled concrete, brick or stone.<\/p>\n<h3>Stabilize the slopes<\/h3>\n<p>Depending on the slope of the yard, homeowners might be able to get away without hardscaping, however for slopes 3:1 or greater, you\u2019ll need various means of slope stabilization.<\/p>\n<p>Plants that are good for soil stabilization include large trees with extensive root systems and low plants that provide ground cover.<\/p>\n<p>Find plants that are native to your area with a Google search. Conservation societies often have lists of stabilizing plans available for download. Luther adds to this idea: make the home photo ready.<\/p>\n<ul>\n<li>Rake the leaves<\/li>\n<li>Weed the flower beds<\/li>\n<li>Trim the trees and shrubs (use our <a href=\"https:\/\/www.homelight.com\/blog\/diy-curb-appeal\/\">guide to using pruning shears<\/a> to tidy up your landscaping without doing the plants any harm)<\/li>\n<li>Remove dead plants<\/li>\n<li>Mow and edge the lawn<\/li>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/summer-home-maintenance-checklist\/\">Sweep or wash the patio\/deck<\/a><\/li>\n<\/ul>\n<p>Consider how your home will look in photographs\u2014for example, you would not want garbage piled up in the trashcan in the corner of your pictures, or scooters strewn across the driveway.<\/p>\n<p>Through the winter it\u2019s easy to neglect home maintenance but <a href=\"https:\/\/www.homelight.com\/blog\/tips-for-selling-your-home\/\">mind the season<\/a>! Luther says overlooking simple things because it\u2019s winter time is often a home seller\u2019s biggest mistake. If there are no leaves on the trees and the grass is brown, those little touches (like the garbage and the deck) make it feel fresh. Put a <a href=\"https:\/\/www.lowes.com\/pd\/Parsoni-Juniper-Accent-Shrub-in-Pot-With-Soil-L9288\/4308247\">low-lined juniper<\/a> or some <a href=\"https:\/\/www.lowes.com\/pd\/1-Gallon-Multicolor-Azalea-Flowering-Shrub-in-Pot\/1000053071\">azaleas<\/a> that won&#8217;t cover it all but will give some visual interest, says Luther.<\/p>\n<p>Make sure the front of house is completely landscaped, including the corner where the garage is.
