That means a typical house worth $200,000 only 6 years ago is now worth $300,000. <i>Cha-ching!<\/i><\/p>\n<p>But back to Stein.<\/p>\n<p>On the horizon, experts predict an <a href=\"https:\/\/www.brookings.edu\/blog\/fixgov\/2018\/12\/26\/congress-in-2019-congress-in-2019-why-members-should-prepare-for-a-likely-recession\/\">economic correction in 2019 or 2020<\/a> amid <a href=\"https:\/\/www.forbes.com\/sites\/carolinefeeney\/2018\/11\/15\/real-estate-markets-cooling-across-the-country-and-its-not-just-the-winter-effect\/\">signs of a cooling real estate market<\/a>.<\/p>\n<p>\u201c[During the bubble], people just weren&#8217;t selling their houses because they were afraid, they were underwater, or they just didn&#8217;t want to make that financial commitment,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/rachel-frentsos-md-72824\">Rachel Frentsos<\/a>, a top agent in <a href=\"https:\/\/www.homelight.com\/annapolis-md\/top-real-estate-agents\">Annapolis, Maryland<\/a> who has sold 83% more properties than the average agent in her area.<\/p>\n<blockquote><p>\u201cSo, do it now before it hits, again. Tick-tock: Existing-home sales already hit their peak in 2017<\/h2>\n<p>The <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\">National Association of Realtors\u2019 (NAR) existing-home sales report<\/a> measures completed transactions of existing (rather than newly built) single-family homes, condos, co-ops, and townhomes every month. The report pulls 40% of the data from multiple listing services across the country, offering inventory and price data while providing insight into regional real estate trends and homebuyer behavior.<\/p>\n<p>In November 2017, existing-home sales reached their highest level in 11 years (since December 2006), <a href=\"https:\/\/www.cnbc.com\/2017\/12\/20\/november-us-existing-home-sales.html\">leaping 5.6% month-over-month to a rate of 5.81 million units<\/a>. Compare that to a year later: existing-home sales, which have generally been on the decline in the latter half of 2018, were reported at a rate of 5.32 million in November 2018. That marks a 7% annual drop, despite a modest 1.9% rise over October\u2019s data.<\/p>\n<p>What\u2019s that mean for your 2019 home sale?<\/p>\n<p>Well, think of the sale pace of current homes as a market \u201chotness\u201d factor. Existing-home sale metrics are what\u2019s called a <a href=\"https:\/\/www.investopedia.com\/terms\/l\/laggingindicator.asp\">lagging economic indicator<\/a> that reacts to a trend or pattern already taking shape. In this case, it\u2019s <a href=\"https:\/\/www.forbes.com\/sites\/carolinefeeney\/2018\/11\/15\/real-estate-markets-cooling-across-the-country-and-its-not-just-the-winter-effect\/#1ca9a756172b\">a general real estate cooldown<\/a> driven by softening buyer demand, rising interest rates, and increased inventory.<\/p>\n<p>In 2019, \u201c[homesellers] still have a tremendous amount of leverage in the process,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/lindsey-gudger-wa-114765\">Lindsey Gudger<\/a>, a <a href=\"https:\/\/www.homelight.com\/seattle-wa\/top-real-estate-agents\">top real estate agent in Seattle, Washington<\/a>, who has sold 71% more properties than his peers. \u201cI could not tell you what that&#8217;s gonna look like in 2020. Will you leave 10% on the table by selling in 2019 instead of 2020? Maybe. But, you&#8217;re probably going to enjoy the benefits of a shifting market wherever you buy as well.\u201d<\/p>\n<h2>2. Mortgage rates are going up, up, and away, making it more expensive to buy a house<\/h2>\n<p>The Federal Reserve implemented four interest rate hikes in 2018, the most recent of which was on December 19. In response to a rise in inflation rates and labor market expectations, the Committee voted to raise the federal funds rate to 2.25%-2.5%, the highest it\u2019s been <a href=\"https:\/\/finance.yahoo.com\/news\/preview-feds-last-monetary-policy-announcement-2018-155802273.html\">since 2008<\/a>.<\/p>\n<p>Long-term rates like mortgages aren\u2019t directly controlled by Fed rate hikes, but rising interest rates do put pressure on mortgages, eventually softening demand for housing. A 1% increase on the 30-year fixed loan reduces the pool of eligible buyers by up to <a href=\"https:\/\/www.cnbc.com\/2018\/10\/23\/home-buyers-heres-what-higher-mortgage-rates-will-cost-you.html\">20% in major cities<\/a>.<\/p>\n<p>If you think mortgage rates are bad now in comparison to a few years ago (in reality <a href=\"https:\/\/www.freddiemac.com\/pmms\">they\u2019re still historically low<\/a>), well, they\u2019re only going up for the foreseeable future.<\/p>\n<p>Analysts predict\u00a0<a href=\"https:\/\/www.cnbc.com\/2018\/12\/19\/fed-dot-plot-december-2018.html\">two more rate hikes<\/a> next year while rates are <a href=\"https:\/\/www.forbes.com\/sites\/carolinefeeney\/2018\/11\/15\/real-estate-markets-cooling-across-the-country-and-its-not-just-the-winter-effect\/#486dd70d172b\">projected to hit 5.5% by the end of 2019<\/a>. Homebuyers are signing fewer contracts, so 2019 is the time to secure an offer<\/h2>\n<p>According to NAR\u2019s <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/pending-home-sales\">pending home sales index<\/a>, which measures signed real estate contracts for single-family homes and condos, real estate contract activity dropped 2.6% in October, highlighting the 6.7% decrease in pending home sales year-to-year.<\/p>\n<p>A major contributor to this decrease is the rise in mortgage rates and drop in eligible homebuyers. Without the buying power that comes with lower interest rates, people are signing fewer contracts to buy a house.<\/p>\n<p>As with the drop in existing-home sales, slowing pending home sales point to more homes on the market and more competition in the future. As <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-news-recap-oct-2018\/\">mortgage rates continue to climb<\/a>, buyers have fewer options to choose within their budget.<\/p>\n<p>Before you\u2019ve got competition that leaves your house on the <a href=\"https:\/\/www.homelight.com\/blog\/days-on-market-matters\/\">market for longer than it should<\/a>, take the opportunity to sell your house in 2019.<\/p>\n<h2>4. Coming soon to a market near you: New listings!<\/h2>\n<p>A substantial lack of inventory has been one of the primary drivers of the post-crisis real estate boom. Fewer homes for sale translates to rising property values and fierce competition among buyers.<\/p>\n<p>But a marked shift this year indicates the inventory drought is coming to a close. In September, the total number of <a href=\"https:\/\/news.move.com\/2018-10-03-National-Housing-Inventory-Crisis-Reaches-Inflection-Point\">real estate listings rose 6% compared to 2017<\/a> in the largest real estate markets in the country.<\/p>\n<p>Top cities that had a spike in listings were those that simply experienced too much price growth, too fast\u2014think San Jose, San Francisco, Seattle, and San Diego. It\u2019s up, it\u2019s down, it\u2019s\u2026 what? A shaky stock market creates doubt and uncertainty<\/h2>\n<p>2018 has been a tumultuous year for the stock market, with the Dow and S&amp;P 500 trudging through their \u201cworst December performance <a href=\"https:\/\/www.cnbc.com\/2018\/12\/17\/us-stock-futures-fall-slightly-in-early-trading-after-fridays-big-losses.html\">in a decade<\/a>.\u201d On December 17, SP fell almost 2.5%, dropping below February\u2019s fall, while the Dow lost 507.53 points.<\/p>\n<p>But, through the lens of Stein\u2019s Law, we shouldn\u2019t be so surprised by this volatility and decline. After all, the stock market hit <a href=\"https:\/\/www.thestreet.com\/investing\/longest-bull-market-14804308\">a record bull stretch of 3,453 days<\/a> (9 and a half years!) on August 2018.<\/p>\n<p><a href=\"https:\/\/finance.yahoo.com\/news\/wall-street-strategists-forecast-sp-500-2019-131219152.html\">Forecasts for the 2019 stock market<\/a> are conflicted. Some predict a <a href=\"https:\/\/www.cnbc.com\/2018\/12\/05\/big-money-investors-see-the-bull-market-ending-in-2019.html\">positive outlook<\/a> and others advise investors to <a href=\"https:\/\/www.cnbc.com\/2018\/11\/20\/goldman-sachs-2019-stock-market-outlook-raise-cash-and-get-defensive.html\">brace for more crashes<\/a>. But, most strategists agree on an impending recession in 2020.<\/p>\n<p>You can visualize the <a href=\"https:\/\/www.homelight.com\/blog\/if-stock-market-crashes-what-happens-to-housing-market\/\">real estate and stock market relationship<\/a> as a psychological call and response. When stocks tumble and people see red in their portfolios, they don\u2019t feel as rich as they were. And, with rising mortgage rates, people won\u2019t commit to huge transactions, like buying a home. Consequently, sellers have to lower their prices or risk sitting on the market.<\/p>\n<h2>6. The days of soaring home price gains are numbered<\/h2>\n<p>The SP CoreLogic Case-Shiller Home Price Indices report that after many years of fast home value appreciation, <a href=\"https:\/\/www.spice-indices.com\/idpfiles\/spice-assets\/resources\/public\/documents\/821961_cshomeprice-release-1127.pdf?force_download=true\">price growth is starting to level out<\/a>. In September, price growth slowed for the second month in a row from 5.5%, down from 5.7% in August. In most markets experts predict price appreciation to cool down to 2%-3% annual growth.<\/p>\n<p>Even areas that are still appreciating at double-digits (like <a href=\"https:\/\/www.worldpropertyjournal.com\/real-estate-news\/united-states\/las-vegas\/greater-las-vegas-association-of-realtors-glvar-las-vegas-home-prices-in-2018-las-vegas-real-estate-news-10997.php\">Las Vegas, Nevada<\/a>, where property values have gained more than 20% since 2017) are starting to slow. In Seattle, says Gudger, \u201cyou&#8217;re talking about a near 15% appreciation, 3 years running, at 30% higher than our peaks in 2007. That kind of price growth simply isn&#8217;t sustainable, right?\u201d<\/p>\n<p>This is a natural slow down after years of intense growth. So, as prices plateau and inventory increases, avoid the decline and sell your house when your home\u2019s value is still sky high.<\/p>\n<h2>7. Gradual increase in days on market signals housing slowdown<\/h2>\n<p>You\u2019ll often hear real estate agents throw around the term \u201c<a href=\"https:\/\/www.homelight.com\/blog\/days-on-market-matters\/\">days on market<\/a>\u201d (DOM) when discussing the state of the housing market. The real estate industry uses DOM as a time marker to see how long a house has been on, you guessed it, the market. If a house has a longer-than-average DOM, homebuyers and housing experts alike start to question what\u2019s wrong.<\/p>\n<p>An increase in DOM also signals a decline in the number of people entering the market to buy these homes.<\/p>\n<p>In 2018, there\u2019s been a general increase in the number of days that homes have been on the market. Seattle&#8217;s average DOM jumped from 45 days in April 2018 to 65 days in November 2018. Similarly, San Francisco\u2019s 53 days in April spiked to 70 in November.<\/p>\n<p>With rising mortgage rates and a shaky stock market, it\u2019s not hard to believe that there are fewer homebuyers entering the market. As we enter 2019, buyers can pick and choose which homes to look at with more properties coming on the market and staying there.<\/p>\n<h2>8. All-time low unemployment, yet limited job growth<\/h2>\n<p>The November 2018 Employment Situation Summary from the Bureau of Labor Statistics reported that employers added <a href=\"https:\/\/www.bls.gov\/news.release\/empsit.nr0.htm\">155,000 jobs to the market<\/a>, which is down from October\u2019s <a href=\"https:\/\/www.nytimes.com\/2018\/11\/02\/business\/economy\/jobs-report.html\">250,000<\/a>. Unemployment stayed the same at 3.7%, which is still the lowest in <a href=\"https:\/\/www.npr.org\/2018\/10\/05\/654417887\/u-s-unemployment-rate-drops-to-3-7-percent-lowest-in-nearly-50-years\">50 years<\/a>.<\/p>\n<p>To keep up with the number of people entering the workforce, companies need to create more than <a href=\"https:\/\/www.aol.com\/article\/finance\/2018\/10\/05\/us-job-growth-slows-unemployment-rate-falls-to-37-percent\/23552032\/\">120,000 jobs per month<\/a>. But, the recent decline in job growth illustrates that the labor market is almost at full employment. Leisure, hospitality, and retail jobs have all declined by 20,000 jobs in November.<\/p>\n<p>Still, unemployment is at rock bottom, meaning that people still have buying power and consumer confidence.
