As you can see from the St. Louis Federal Reserve graph below, sales prices for U.S. homes has been on a continual rise for decades.<\/p>\n<p>\u201cIt\u2019s a secondary stream of income for lots of agents,\u201d Friesen said, \u201cso it\u2019s a thing that\u2019s easily accessible for us to try to supplement what we do sales-wise in real estate.\u201d<\/p>\n<h2>Con: Real estate investing isn\u2019t a \u201cget rich quick\u201d endeavor and requires a lot of maintenance.<\/h2>\n<p>That profit doesn\u2019t come without a cost: in this case, the time commitment it takes to be a responsible landlord if you choose to go that route.<\/p>\n<p>\u201cThe last (property) we renovated took us six months,\u201d Friesen said. \u201cWe spent 40 to 50 hours at that house painting and making repairs on our own.\u201d<\/p>\n<p>Moreover, that time commitment also means being available around the clock\u2014if a tenant\u2019s water heater blows, it can\u2019t wait until you as the landlord return from vacation.<\/p>\n<p>If you\u2019re thinking of flipping homes, consider this: it\u2019s not cheap. Although the <a href=\"https:\/\/www.homelight.com\/blog\/taxes-selling-house\/\">capital gains tax exclusion<\/a> that applies to personal residences does not carry over to investment properties, Uncle Sam does have a few special tax vehicles just for investors, such as the <a href=\"https:\/\/www.homelight.com\/blog\/1031-exchange\/\">1031 exchange<\/a>.<\/p>\n<p>A 1031 exchange allows investors to sell productive-use properties (meaning property you make money from, like apartments, rental homes, land, or office space) and buy another like-kind property (another investment property) while deferring payment of capital gains taxes.<\/p>\n<p>\u201cThis can obviously be a benefit to investors\u2014deferring your tax payments,\u201d said Friesen, adding that real estate investment can also drive retirement savings.<\/p>\n<p>There are multiple tax benefits to owning investment properties, <a href=\"https:\/\/www.nolo.com\/legal-encyclopedia\/top-ten-tax-deductions-landlords-29497.html\">including breaks on interest, repairs, depreciation, and personal property<\/a>. The Tax Cuts and Jobs Act of 2017 has brought<a href=\"https:\/\/www.forbes.com\/sites\/forbesrealestatecouncil\/2018\/03\/27\/the-advantages-of-investing-in-real-estate-for-big-tax-savings-in-2018\/#78c222de4b95\"> fresh opportunity<\/a> for investors and property purchasers with a 100% first-year <a href=\"https:\/\/www.irs.gov\/newsroom\/new-rules-and-limitations-for-depreciation-and-expensing-under-the-tax-cuts-and-jobs-act\">bonus depreciation deduction<\/a> that will be in force until 2022.<\/p>\n<h2>Con: The tax advantages don\u2019t necessarily apply to all real estate investors.<\/h2>\n<p>Failing to know one\u2019s tax laws can be a major detriment when it comes to the real estate investment game. \u201cThis is why we always have an accountant on hand,\u201d Friesen said. \u201cSome of these tax benefits\u2014at certain income levels, they don\u2019t even work for you any more, if you make over a (certain) amount of dollars per year&#8230; It\u2019s not anything you can claim on your taxes. You just have to eat that loss. We have one who just moved out after two years; I think the total cash flow was $300 per month. Nothing to speak of. As technology advances, some of that stuff is getting easier.\u201d<\/p>\n<p>28% of rental-property applicants studied had a<a href=\"https:\/\/www.mysmartmove.com\/SmartMove\/blog\/6-rental-statistics-landlords-need-know.page\"> criminal hit<\/a> on their record, according to TransUnion data and The Harvard Joint Center for Housing Studies and Pew Research. Good communication was the main reason cited by landlords for retaining property-management firms.<\/p>\n<h2>Con: The most trustworthy property manager is still you.<\/h2>\n<p>Friesen believes that landlords themselves can\u2014and will\u2014take better care of their own properties than management firms.<\/p>\n<p>\u201cThere are very few that will take care of a property as I would take care of it myself,\u201d she said. \u201cI want my properties to be in a condition where it would take no more than 60 days to get ready (for lease). They just don\u2019t care about them the way you do. There are a few that do a great job.
