I think that would be a bad idea,\u201d warns Shaw.<\/p>\n<blockquote><p>\u201cYou need to have a certain amount of liquid cash on hand in retirement. When home values are high, it would be a great time to \u201csell my home if I want to get top dollar for it.\u201d<\/p>\n<p>If you make <a href=\"https:\/\/www.homelight.com\/blog\/when-to-downsize-your-home\/\">smart downsizing decisions<\/a>, you\u2019ll not only significantly reduce or eliminate your monthly mortgage payment, you\u2019ll also lower other housing expenses, including utilities, home insurance, <a href=\"https:\/\/www.homelight.com\/blog\/home-maintenance-checklist\/\">home maintenance<\/a>, and property taxes.<\/p>\n<p>But buying a smaller house doesn\u2019t guarantee that you\u2019ll be saving money. If you\u2019re not careful, you might wind up buying a smaller home in a more expensive area that\u2019ll have higher utility prices and higher taxes. Plus, the overall expenses of downsizing may add up to too much money.<\/p>\n<p>\u201cYou have to sit down with pen and paper to figure out what you\u2019re spending on principal and interest each month,\u201d advises Kennedy. \u201cWe\u2019d look at the terms of the new 15 or 20-year term loan, add the closing costs, and see if it\u2019s feasible to save you any money on a monthly basis.\u201d <div id=\"section--5\" data-toc-header=\"When is a reverse mortgage the better financial decision than paying off my mortgage?\" data-toc-type=\"head\"><\/div><\/p>\n<h2>When is a reverse mortgage the better financial decision than paying off my mortgage?<\/h2>\n<p>For those who want to eliminate their monthly mortgage payment without the <a href=\"https:\/\/www.homelight.com\/blog\/moving-checklist\/\">stress of moving<\/a> or concern over depleting your savings, one option is taking out a <a href=\"https:\/\/www.homelight.com\/blog\/reverse-mortgage-pros-cons\/\">reverse mortgage<\/a>.<\/p>\n<p>\u201cA reverse mortgage may be a viable option for a lot of people rather than paying off their mortgage,\u201d says Shaw. \u201cWith a reverse mortgage, you\u2019re not making a mortgage payment \u2014 so the interest is adding rather than coming off every month. When you die, you may owe more for your home than you did, but you haven\u2019t had to make a mortgage payment for 20 years.\u201d<\/p>\n<p>The trouble is, reverse mortgages come with risks. Horror stories have circulated of little old ladies <a href=\"https:\/\/www.abi.org\/feed-item\/reverse-mortgage-nightmare-%E2%80%93-why-seniors-are-losing-their-homes\">being thrown into the streets<\/a>, and rumors spread about seniors with reverse mortgages losing their homes to the banks piece by piece.<\/p>\n<p>The truth is, as long as you continue living in the property as your primary residence, the title remains in your (the homeowner\u2019s) name. And those \u201cout on their ear\u201d circumstances often occurred because those senior homeowners stopped making payments on other housing expenses, like the utilities or property taxes.<\/p>\n<p>Reverse mortgages were once highly unregulated. \u201cIt was really the Wild, Wild West. So in 2015, the federal government developed financial assessments and other mechanisms to protect the consumer,\u201d explains Kennedy.<\/p>\n<p>With these protections in place, today\u2019s reverse mortgages function in a similar fashion to a <a href=\"https:\/\/www.bankofamerica.com\/mortgage\/learn\/what-is-a-home-equity-line-of-credit\/\">Home Equity Line of Credit<\/a>, where a bank lends you cash using your home\u2019s equity as collateral. Those funds are then available to you as a lump sum, a line of credit, or in monthly installments paid to you.<\/p>\n<p>You can even use a reverse mortgage to help you downsize using a <a href=\"https:\/\/www.investopedia.com\/terms\/h\/hecm.asp\">home equity conversion mortgage<\/a> (HECM).<\/p>\n<p>\u201cWith an HECM for purchase, or a reverse for purchase, seniors are able to keep the bulk of the money from the sale of their primary residence to buy another property without having the burden of another monthly payment,\u201d explains Kennedy.<\/p>\n<p>\u201cFor example, let\u2019s say you have $500,000 in the bank from the sale of your home that you owned free and clear. Instead of taking $300,000 of that money to purchase another house outright, you would make a down payment of $150,000 and finance the rest with an HECM, which doesn\u2019t require monthly mortgage payments. That leaves $350,000 in the bank for your long term goals. With more money in the bank and less money owed in monthly bills, that benefits your strategic retirement plan.\u201d <div id=\"section--6\" data-toc-header=\"Is it ever better to refinance instead of paying off my existing mortgage?\" data-toc-type=\"head\"><\/div><\/p>\n<h2>Is it ever better to refinance instead of paying off my existing mortgage?<\/h2>\n<p>If all of the options for eliminating your home loan are out of the question, but you\u2019re still unhappy with your existing mortgage, it may be wise to refinance.<\/p>\n<p>How does <a href=\"https:\/\/www.consumerfinance.gov\/consumer-tools\/mortgages\/key-terms\/#refinance\">refinancing<\/a> work? Essentially, you\u2019re paying off your existing mortgage and replacing it with a new loan that has better terms and interest rates. Since you\u2019re getting a new mortgage, you will need to <a href=\"https:\/\/www.bankrate.com\/finance\/refinance\/6-questions-to-ask-before-a-refinance-1.aspx\">qualify for a new loan<\/a>.<\/p>\n<p>However, deciding whether or not refinancing is \u201cbetter\u201d for you depends on your financial situation and the terms of your existing mortgage.<\/p>\n<p>Let\u2019s say you\u2019ve still got 20 years left on your mortgage. You may be able to refinance with a 15-year mortgage so you can pay it off faster and get a lower interest rate. While there\u2019s a chance that you\u2019ll pay a <a href=\"https:\/\/www.lendingtree.com\/home\/mortgage\/long-term-vs-short-term-mortgage\/\">higher mortgage payment<\/a> with a shorter-term loan, more of your monthly payment is going toward the principal balance rather than toward interest with a shorter loan.<\/p>\n<p>The trick is finding a mortgage company offering better interest rates than those on your current loan.
