It doesn\u2019t look like a room you\u2019d be too thrilled to spend much time in. But in the \u201cafter\u201d photo, the fireplace has been completely changed, and the furniture makes the room feel warm and inviting.<\/p>\n<p>Now ask yourself, if you were looking at a listing and only saw photos similar to the \u201cbefore\u201d photo, would you see a future home? Whereas if you saw a listing and the photos looked like the \u201cafter,\u201d you (along with <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/profile-of-home-staging\">41% of buyers<\/a>) may want to see the home in person. That\u2019s the power of staging.<\/p>\n<p>Another reason homeowners should stage their homes is <a href=\"https:\/\/www.homelight.com\/blog\/appraisal-gap-guarantee\/\">buyers may offer more<\/a> for your home. According to the National Association of Realtors\u00ae, 23% of buyer\u2019s agents said staging a home increased the dollar amount buyer\u2019s offered between 1% and 5% compared to similar homes that hadn\u2019t been staged.<\/p>\n<p>\u201cLet\u2019s say the furniture rental will be a minimum of $900. When the buyer walks in and sees where their furniture can fit into your house, they\u2019re going to be excited,\u201d says Pappalardo. \u201cThey may pay $5,000 to $10,000 more because they\u2019re excited about the property, so $900 is worth it.\u201d<\/p>\n<p>Benefits of staging a house:<\/p>\n<ul>\n<li>A staged home grabs a buyer\u2019s attention.<\/li>\n<li>Staged homes can <a href=\"https:\/\/pages.iahsp.com\/home-staging-statistics\/\">sell 2 to 11 times faster<\/a> than unstaged homes.<\/li>\n<li>Buyers can visualize how their furniture will fit within the space.<\/li>\n<li>Good staging makes for better photographs for marketing materials.<\/li>\n<li>Staged homes can sell for 1% to 20% above the price.<\/li>\n<\/ul>\n<div id=\"section--2\" data-toc-header=\"Choosing a good staging company\" data-toc-type=\"head\"><\/div>\n<h2>Choosing a good staging company<\/h2>\n<p>\u201cHomeowners should be sure to choose a reputable company, as the quality of the furniture can make or break a sale. Furniture rental companies will often have package deals that include everything from sofas and chairs to bedding and rugs,\u201d Chloe Hughes, the Editor-in-Chief at <a href=\"https:\/\/www.foter.com\">Foter.com<\/a>, a premier architecture, decoration, interiors, and design website, says.<\/p>\n<p>Investing in furniture rentals for staging your home doesn\u2019t cost an arm and a leg. The average cost to stage a home is $1,600, but it can <a href=\"https:\/\/www.homeadvisor.com\/cost\/home-design-and-decor\/hire-a-decorator-for-staging-a-home\/\">range between $745 to $2,700<\/a>. So the question is, what should you look for when hiring a furniture rental or staging company?<\/p>\n<p><a href=\"https:\/\/realestatebees.com\/profile\/home-styling-by-alexis\/\">Alexis Peters<\/a>, the Strategic Interior Design Advisor at <a href=\"https:\/\/realestatebees.com\">Real Estate Bees<\/a> who won the \u201cBest Designer\u201d award from the Academy of Interior Design in 2020 and has designed sets for Hollywood feature films, advises:<\/p>\n<p>\u201cWhen searching for a staging company, ask for all the options. Many companies will charge less for vignettes vs. styling an entire room. For instance, suggesting minor styling to a room can save the customer so much money because a vignette will only be minor items such as a chair and a lamp and pillow vs. styling a complete room top to bottom and still adds beauty to the space because it suggests what the room can be used for.\u201d<\/p>\n<p>A staging or furniture rental company usually offers different tiers of service. However, here\u2019s the typical process of staging a home.<\/p>\n<div id=\"section--4\" data-toc-header=\"Step 1: Deep clean and declutter the home\" data-toc-type=\"sub\"><\/div>\n<h3>Step 1: Deep clean and declutter the home<\/h3>\n<p>\u201cA <a href=\"https:\/\/www.homelight.com\/blog\/how-to-clean-out-a-house-to-sell\/\">deep clean<\/a> is always a good idea whether the <a href=\"https:\/\/www.homelight.com\/blog\/staging-a-house-while-living-in-it\/\">homeowner is living in the home<\/a> or has already moved,\u201d says Peters. \u201cClearing the home of family photos and unnecessary clutter is the best way to show a home while still living in it because it appears less lived in and clean, which is prettier to look at vs. a home full of personal items.\u201d<\/p>\n<p>Langmack adds, \u201cThe \u2018new model home\u2019 look is strikingly empty when compared to a well lived-in home. Your stager and potentially your Realtor\u00ae will be able to guide you on all the things to remove. The easy way to think of it is that you will be removing somewhere between 80% and 100% of your personal items. Get all your family photo\u2019s off the walls \u2014 those are a signal that it\u2019s someone else\u2019s house and they really hurt buyer home adoption. Decluttering means everything, wall art, stuff on shelves, stuff in closets, furniture, area rugs. Everything.\u201d<\/p>\n<div id=\"section--5\" data-toc-header=\"Step 2: Preliminary consultation\" data-toc-type=\"sub\"><\/div>\n<h3>Step 2: Preliminary consultation<\/h3>\n<p>The first consultation (usually on the phone or virtually) with the furniture rental company or home staging professional to discuss the project&#8217;s scope and see if the company is a good fit for your needs. During the consultation, you\u2019ll want to ask:<\/p>\n<ul>\n<li>What services do you offer?<\/li>\n<li>Can I see your portfolio of recent projects?<\/li>\n<li>Do you have any referrals or testimonials?<\/li>\n<li>What are your delivery and installation policies for rented furniture?<\/li>\n<li>Do you offer free consultations and\/or pricing quotes?<\/li>\n<li>What are your terms for furniture rentals for staging?<\/li>\n<li>How comfortable are you working with <a href=\"https:\/\/www.homelight.com\/blog\/celebrity-interior-designer\/\">design styles<\/a> than what\u2019s in your portfolio?<\/li>\n<\/ul>\n<p>\u201cSome staging companies want to charge as much as $1000 for an upfront consultation, which is hard because if you decide to go with a different firm, you have just paid a lot for very little in return. So avoid stagers who have high set initial consultation fees,\u201d Langmack warns.<\/p>\n<p><i>Note: During the initial consultation, this will be when you discuss the logistics regarding your furnishings, i.e., if you will use your existing furniture, if you\u2019ll need to move it to storage yourself, or if moving and storing your belongings is a service the stager can provide.\u00a0<\/i><\/p>\n<div id=\"section--6\" data-toc-header=\"Step 3: In-person visit\" data-toc-type=\"sub\"><\/div>\n<h3>Step 3: In-person visit<\/h3>\n<p>Schedule an in-person visit to see the house, the neighborhood, who the target buyer may be, and what design styles will work best. The professional will recommend which rooms should be staged and the best decor style for your home and the neighborhood. They will also present you with a proposal outlining prices, the arrangement terms, what items will be used to stage your home, and so on.<\/p>\n<div id=\"section--7\" data-toc-header=\"Step 4: Design and prep\" data-toc-type=\"sub\"><\/div>\n<h3>Step 4: Design and prep<\/h3>\n<p>During this time, the staging company will refer to the proposal to pull and prep the items from their inventory of furnishings and decor. Next, they\u2019ll work off your home&#8217;s existing color scheme, finishes, and other architectural details.<\/p>\n<div id=\"section--8\" data-toc-header=\"Step 5: Staging\" data-toc-type=\"sub\"><\/div>\n<h3>Step 5: Staging<\/h3>\n<p>The exciting part of the process is finally here! The furniture rental company or home stager will come before the moving company to ensure everything is ready. When the movers arrive, the home stager will direct the movers where to assemble the furniture. After the large pieces are installed, the stager will go through and add finishing touches.<\/p>\n<div id=\"section--9\" data-toc-header=\"Step 6: Marketing\" data-toc-type=\"sub\"><\/div>\n<h3>Step 6: Marketing<\/h3>\n<p>This step may or may not be included with your service package. Ideally, the company you\u2019re working with will photograph your newly staged home. You\u2019ll then be able to give the photos to your real estate agent, who will then use them for marketing your home.<\/p>\n<div id=\"section--10\" data-toc-header=\"Step 7: Packing up\" data-toc-type=\"sub\"><\/div>\n<h3>Step 7: Packing up<\/h3>\n<p>Once everything is in place, the items will stay for however long you agreed to or until the home is sold (this will be outlined in the proposal). Then, the stager will make an appointment to de-stage the house when the house is sold. Then, they\u2019ll come to your home and begin packing and removing everything you rented from the company.<\/p>\n<div id=\"section--11\" data-toc-header=\"Tips for DIY staging\" data-toc-type=\"head\"><\/div>\n<h2>Tips for DIY staging<\/h2>\n<p>\u201cRenting furniture from rental companies has its pros and cons,\u201d says Gittens. \u201cAlthough rental companies typically have a vast inventory selection, their higher fees can add up in the long run.\u201d<\/p>\n<p>If you\u2019re trying to stick to a budget and want to stage your home yourself, here are a few tips for staging the most important rooms, according to the <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/profile-of-home-staging\">NAR\u2019s 2021 Profile of Home
