To date, the <a href=\"https:\/\/www.instagram.com\/explore\/tags\/curbappeal\/\">#curbappeal hashtag on Instagram<\/a> has over 359,000 posts. Local magazines boast holding the <a href=\"https:\/\/www.southernliving.com\/home\/curb-appeal\/exterior-home-design-ideas\">secrets to great curb appeal in the region<\/a>. As a focal point for a house that goes up for sale, curb appeal encompasses all of the external factors that shape a home buyer\u2019s first impression of a property the moment they lay their eyes on it from the street. (Phew, we\u2019re out of breath!)<\/p>\n<p>Web sources vaguely note that use of the term \u201ccurb appeal\u201d reached fever pitch during the housing boom that preceded the subprime mortgage crisis. Digging into this claim a little deeper we looked at the available data tracking this trend over time.<\/p>\n<p>Google NGram which tracks how often a term gets used in books, shows that mentions of curb appeal started around 1960 and then <a href=\"https:\/\/books.google.com\/ngrams\/graph?content=curb+appealyear_start=1800year_end=2000corpus=15smoothing=3share=direct_url=t1%3B%2Ccurb%20appeal%3B%2Cc0\">had hockey-stick growth from 1980-2000<\/a>.<\/p>\n<p><iframe src=\"https:\/\/books.google.com\/ngrams\/interactive_chart?content=curb+appeal&amp;year_start=1800&amp;year_end=2000&amp;corpus=15&amp;smoothing=3&amp;share=&amp;direct_url=t1%3B%2Ccurb%20appeal%3B%2Cc0\" name=\"ngram_chart\" width=\"700\" height=\"250\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>Source: (<a href=\"https:\/\/books.google.com\/ngrams\">Google NGram<\/a>)<\/p>\n<p>Meanwhile, Google Trends data shows that searches for \u201ccurb appeal\u201d on the web spike fairly consistently every April, no doubt as the weather starts to thaw and homeowners start thinking about putting their house on the market for spring selling season.<\/p>\n<p><script type=\"text\/javascript\" src=\"https:\/\/ssl.gstatic.com\/trends_nrtr\/1709_RC01\/embed_loader.js\"><\/script> <script type=\"text\/javascript\"> trends.embed.renderExploreWidget(\"TIMESERIES\", {\"comparisonItem\":[{\"keyword\":\"curb appeal\",\"geo\":\"US\",\"time\":\"2004-01-01 2019-01-31\"}],\"category\":0,\"property\":\"\"}, {\"exploreQuery\":\"date=all&geo=US&q=curb%20appeal\",\"guestPath\":\"https:\/\/trends.google.com:443\/trends\/embed\/\"}); <\/script><\/p>\n<h2>From desertscapes to lush lawns: Different shades of curb appeal by the region<\/h2>\n<p>The image you have of curb appeal in your head is likely different from people who live in a different region or on the opposite coast. Location, climate, and architectural styles influence what makes curb appeal attractive. Cape Cod cottages line the Northeast coastline, while traditional Tudor homes span across the Midwest.<\/p>\n<p>Here\u2019s what you can expect for curb appeal in the various regions of the country:<\/p>\n<ul>\n<li><b>Coastal curb appeal<\/b>:<br \/>\nCoastal cottages and beach bungalows boast nautical blues and natural elements like stone and wood. Clean white exteriors are complemented by blue shutters and large windows that overlook the porch rockers. Ready to handle any ocean breeze, landscaping is kept simple.<\/li>\n<li><b>Midwest curb appeal<\/b>:<br \/>\nTraditional suburban neighborhoods take on four seasons in the midwestern states. Freshly painted fences surround large, tree-lined yards that are consistently trimmed and raked. Seasonal plants add color and dimension to large Tudor, brick, and stone homes.<\/li>\n<li><b>Southwest curb appeal<\/b>:<br \/>\nWater-wise rock, sand, and cactus landscaping give stucco Southwest ranches manageable curb appeal. Light stone pavers and energy-saving windows and doors are ideal for the hot, dry climate.<\/li>\n<li><b>Pacific Northwest curb appeal<\/b>:<br \/>\nModern mountain homes with clean lines and neutral palettes stand out in the northwest foliage. The damp climate is perfect for slate stone and wood landscaping elements that contrast with evergreen grass.<\/li>\n<li><b>Southern curb appeal<\/b>:<br \/>\nClassic colonial homes sit on large lots in the southern states. Preserved original pillars and porches charm buyers who pull up the long driveway. Warm welcome mats and wreaths make the old houses feel like home.<\/li>\n<\/ul>\n<h3>Curb appeal is more than a pretty sight: It\u2019s cash in the bank, too<\/h3>\n<p>Curb appeal\u2019s visual interest and dramatic makeover potential make it great TV and wonderful fodder for browsing those shocking before-and-after photo essays. But does all that reality TV encouragement to spruce up your home\u2019s outdoor appearance hold water, or is curb appeal as <a href=\"https:\/\/www.huffpost.com\/entry\/hgtv-house-hunters-fake_n_1600522\">vapid as the ever-entertaining House Hunters<\/a>?<\/p>\n<p>Experts in the real estate field and ROI research echo the same truth: curb appeal matters big time\u2014especially for home sellers. Check out these stats if you don\u2019t believe us:<\/p>\n<ul>\n<li>A well-landscaped home is likely to fetch <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-landscaping-tips\/\">5.5 \u2013 12.7% more<\/a> than one with no landscaping.<\/li>\n<li><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/remodeling-impact-report-outdoor-features\">94% of Realtors <\/a>have suggested sellers improve their curb appeal before listing a home for sale while <a href=\"https:\/\/www.homelight.com\/blog\/quick-easy-curb-appeal\/\">99% believe curb appeal<\/a> is important in attracting a buyer.<\/li>\n<\/ul>\n<p>\u201cFirst off, it&#8217;s going to be how well the house and the yard are maintained,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/douglas-crutcher-tx-0433445\">PJ Hartley<\/a>, a top-performing real estate agent in <a href=\"https:\/\/www.homelight.com\/tyler-tx\/top-real-estate-agents\">Tyler, Texas<\/a> who\u2019s sold over 74% more properties than the average agent. \u00a0\u201cNow the inside of the house can be a total let down, but I think the front yard being pretty and attractive sets the stage of paying more for the house.\u201d<\/p>\n<h2>From the street to the front door\u2014curb appeal is everything in between<\/h2>\n<p>To better unpack the abstract idea of curb appeal, we\u2019ve broken it down into three different levels representing different areas of a home\u2019s frontward presentation from the bottom up.<\/p>\n<figure id=\"attachment_7816\" aria-describedby=\"caption-attachment-7816\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"700\" height=\"400\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal.jpg\" class=\"attachment-content size-content\" alt=\"house with different levels of curb appeal\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal.jpg 700w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal-64x37.jpg 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal-128x73.jpg 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal-192x110.jpg 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal-432x247.jpg 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/01\/levels-of-curb-appeal-500x286.jpg 500w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/a><figcaption id=\"caption-attachment-7816\" class=\"wp-caption-text\">Source: (breadmaker\/ shutterstock)<\/figcaption><\/figure>\n<h3>Curb Appeal Level 1 (Bottom): General landscaping, bushes and shrubs, flowers and decorative plants.<\/h3>\n<p>Starting from the lowest point of a buyer\u2019s line of vision, <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-landscaping-tips\/\">landscaping<\/a> is the first level of curb appeal.<\/p>\n<p>Standard lawn care service is the number one project that appeals to buyers and is <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2018-05-remodeling-impact-outdoor-features-05-23-2018.pdf\">estimated to return 267% of the cost<\/a>, according to the National Association of Realtors\u2019 2018 Remodeling Impact Report.<\/p>\n<p>\u201cWhere the plants are and how they grow into their shape makes a big difference in how well the front of your house shows,\u201d says Hartley. \u201cIn the South where I am, the grass is still a big deal. Buyers want it green, healthy and trimmed.\u201d<\/p>\n<p>If there are areas of the yard that look disheveled or unkempt, Hartley recommends using <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-landscaping-tips\/\">a few beautiful elements<\/a> to draw buyer attention away from the negative.<\/p>\n<p>\u201cI have a client who, in 30 years, never really did much in the way of landscaping and we didn&#8217;t have a whole lot of time,\u201d says Hartley.<\/p>\n<blockquote><p>\u201cWe put pots with beautiful plants around her really nice looking front porch. It drew people&#8217;s attention away from the fact that it wasn&#8217;t heavily landscaped all the way to the ends of the house.\u201d<\/p><\/blockquote>\n<p>Work with your real estate agent to figure out the best way to <a href=\"https:\/\/www.homelight.com\/blog\/improve-curb-appeal-landscaping\/\">landscape your home within your budget<\/a> and timeframe. If possible, consult with a professional landscaper to add or remove plants where necessary. They\u2019ll hold onto the railing, walk the length of the porch, and look at the details of the home\u2019s entrance.<\/p>\n<p>\u201cMany people live by going from their garage to their house daily. They don&#8217;t really go on their front porch,\u201d says Hartley.<\/p>\n<p>\u201cThe buyer has plenty of time to check out the front porch while they&#8217;re waiting for the agent to get the door open.\u201d<\/p>\n<p>For ultimate curb appeal, <a href=\"https:\/\/www.homelight.com\/blog\/front-door-curb-appeal\/\">create a charming front entrance<\/a>. Here\u2019s how to enhance your curb appeal with your doorway and porch:<\/p>\n<ul>\n<li>Clean dirt and dust around the doorway.<\/li>\n<li>Give your front porch and door a fresh coat of paint.<\/li>\n<li>Replace old, used decorations with clean, simple touches.<\/li>\n<li>Replace <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-lighting-tips\/\">porch light bulbs and update fixtures<\/a> if necessary.<\/li>\n<li>Clean the windows on the outside.<\/li>\n<li>Sweep the porch.<\/li>\n<\/ul>\n<p>The <a href=\"https:\/\/www.homelight.com\/blog\/does-siding-increase-home-value\/\">siding of your house<\/a> is also in the direct line of vision for approaching buyers. Dirty windows and broken shutters make your house look rundown.<\/p>\n<p>Clean the windows on the inside and outside to make the glass shine like new. Carefully paint the trim around each window for fresh contrast.
