href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/profile-of-home-staging\">Profile of Home Staging<\/a> and found that 31% of agents reported that their homes sold for 1% to 5% more thanks to staging, 13% said their homes sold for 6% to 10% more, and 5% indicated that their sold prices increased by 11% to 20%.<\/p>\n<figure id=\"attachment_9846\" to 25% more on million-dollar luxury homes, but even on modest homes where staging only nets an extra 5%\u2014that\u2019s nothing to sneeze at.<\/p>\n<p>Of course, staging only pays if it costs you less to do than you\u2019ll make in profit, so let\u2019s dive into a little crash course on how to crunch the numbers.<\/p>\n<h3>Do the math: How much will staging cost?<\/h3>\n<p>Do a quick online search of <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-cost\/\">home staging costs<\/a> and you\u2019ll hear numbers anywhere from a reasonable $1,000 or two, all the way up to an That price often comes down by a couple hundred with referral discounts from hiring your agent-recommended professional stager.<\/p>\n<p>\u201cMy stager is very good at knowing what to do with a limited budget and limited resources to choose from the homeowner\u2019s belongings,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/michael-winslow-co-fa40021481\">Michael Winslow<\/a>, a <a href=\"https:\/\/www.homelight.com\/colorado-springs-co\/top-real-estate-agents\">top-selling agent in Colorado Springs, CO<\/a> who\u2019s sold over 79% more properties than his peers.<\/p>\n<p>Staging costs can be reduced even further by limiting the number of rooms you stage to just the living room, dining room, kitchen, and master suite (bed and bath).<\/p>\n<p>Of course, the most cost-effective way to stage a home is to <a href=\"https:\/\/www.homelight.com\/blog\/best-home-staging-ideas\/\">DIY the staging<\/a>. That\u2019s because the pros pick up a lot of little tips and tricks through experience.<\/p>\n<p>While a novice will never achieve the same stellar staging that a pro can accomplish, you can give your home an extra touch of pro-like polish by following a few of their tips.<\/p>\n<h3>Tip #1: Pops of color<\/h3>\n<p>Neutral hues may be the best choice for almost every big item in your staged home, like walls, furniture, and even bedding, the pros know that it\u2019s never wise to completely eliminate all color\u2014or you\u2019ll wind up with a bland look.<\/p>\n<p>\u201cI tell clients with homes that are mainly neutral colors to add bright red or bright yellow accents,\u201d advises Winslow. \u201cPut some brightly-colored placemats and dishes on the table, or jewel-toned throw pillows on the sofa\u2014just little accents to draw the eye amongst all of those earth tones.\u201d<\/p>\n<h3>Tip #2: The 60-30-10 rule<\/h3>\n<p>Similar to pops of color, the <a href=\"https:\/\/www.homelight.com\/blog\/diy-home-staging-tips\/\">60-30-10 rule<\/a> is a design trick designers use to create the right balance of color in a room that\u2019s using three main hues. Using this method, any bright accents pop rather than scream for attention.<\/p>\n<p>The idea is that 60% of the color in a room\u2014the dominant color\u2014should be a neutral, like a light gray. Then 30% of the color should be a complementary, yet still subdued hue, such as a darker gray or a semi-dark blue. They each contain three items each. Typically, just two items looks like something went missing, while more than three just looks cluttered.<\/p>\n<h3>Tip #4: Don\u2019t skip staging vacant homes<\/h3>\n<p>Homeowners who\u2019ve moved out before they\u2019re ready to sell sometimes think that staging isn\u2019t an issue or an option because the house is already vacant. There\u2019s no need to fear that the house will appear cramped or cluttered. Plus, there\u2019s no existing furniture for a stager to work with.<\/p>\n<p>The truth is that empty homes are the most in need of at least some staging\u2014because <a href=\"https:\/\/www.washingtonpost.com\/news\/where-we-live\/wp\/2017\/04\/05\/is-your-vacant-home-languishing-on-the-market-why-staging-might-spark-a-sale\/?noredirect=onutm_term=.08779cea54e2\">vacant homes take longer to sell<\/a> and may even sell for less money than an occupied, unstaged home.<\/p>\n<p>\u201cSome buyers don&#8217;t like empty spaces. They can\u2019t visualize how furniture would fit,\u201d says Winslow. \u201cSo even if you just add a chair and a little table in the corner to break up the monotony of an open, empty space.\u201d<\/p>\n<p>You can go all out and <a href=\"https:\/\/www.homelight.com\/blog\/furniture-rental-for-staging\/\">rent furniture<\/a> to stage those main living spaces (living room, dining room, kitchen, master bedroom and bath). Or, if you hire a pro stager, they\u2019ll likely have a warehouse of furniture they can bring in to stage your home\u2014for a rental fee on top of their staging fees.<\/p>\n<p>A less expensive way to achieve similar results without renting big pieces is to<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/how-to-stage-a-house-with-no-furniture\/\">soft stage the house<\/a>. around,\u201d says Winslow. \u201cOftentimes I will call the showing brokers and say, \u2018Listen, these homeowners have children, so it may not be sparkling clean as it should be.\u2019 But 99 times out of a 100, the parents are able to straighten up the house before the showing begins.\u201d<\/p>\n<p>Short of sending them off to live with their grandparents until the house sells, your best bet is to find secret storage spaces, like storage benches or decorative boxes, so you can quickly whisk all of their toys out of sight before impromptu showings.<\/p>\n<h3>Staging: Work that\u2019s worth it<\/h3>\n<p>Packing and <a href=\"https:\/\/www.homelight.com\/blog\/prepare-your-home-for-sale\/\">prepping your home to sell<\/a> takes so much work, that home sellers are sometimes too exhausted to even think about staging.<\/p>\n<p>If you\u2019re really out of time and energy, you can always go the route of <a href=\"https:\/\/www.homelight.com\/blog\/virtual-staging-sell-home-faster\/\">virtual staging<\/a>\u2014where a digital photography studio simply adds staged furniture, art and decor to the photographs of your rooms that\u2019ll go online.<\/p>\n<p>While this is an easy and cost-effective route, you do run the risk that buyers will be disappointed when they see your home in person and discover it doesn\u2019t match the photos.<\/p>\n<p>In the end, whether you hire a professional stager, DIY the staging, or simply opt for soft staging your vacant home, your effort will pay off when
