      This is the second time we’ve used Adam as an agent in the last 1 1/2 yrs and plan to use him again soon to sell our existing home. Adam is an energetic agent who has a lot of knowledge of our local housing market. It took awhile for us to find the right house for our current needs and he showed a lot of patience as we measured the pros and cons of various houses and communities. He was always available to answer our questions and returned our calls promptly. What impresses me most about Adam is he has the art of negotiation down.         Any time you decide to buy or sell a home – unless you are a gazillionaire with money to burn or a jaded real estate professional – the undertaking gives rise to uneasy fear and anxiety. The entire process is daunting as there are many unknowns and frequent disappointments, and a lot of money is involved. If you are a buyer, you wonder whether the home you think you want will be everything that you hope and more. And if you are a seller, you dwell on the wonderful memories attached to your current home, even if it is far from perfect, as all homes are. Worse is when you live in Old Town Alexandria, Virginia, an historic 17th century colonial-era city on the east coast that is 15 square miles in size and has a population of 160,000, decide to move 2,700 miles across the country to live in Torrance, California, a turn-of-the-20th century city on the west coast that is 20 square miles in size and has a population of 150,000, and deliberately skip over the intervening 161,000 square miles of the contiguous United States. Torrance is a planned community designed by Frederick Law Olmstead, Jr., a brilliant architect and urban planner who famously created the Biltmore Estate in Asheville, North Carolina, the largest privately owned home in the country. It is the 8th largest city in Los Angeles County, the 39th largest in the State of California, the 171st largest city in America, and a very popular place to live. Folks will tell you that the available housing inventory in Torrance is often very scarce, particularly so in the tight real estate market that much of the country is currently experiencing. And knowing this, I still tell my realtor that he needs to find a newer building in a town dominated by older construction, and it needs to be near – preferably walking distance – parks, great dining, shopping and cultural activities. And it has to be both awesome and affordable. Oh, and hardwood floors and friendly neighbors would be nice to have. Enter Adam Schwarz. He found the home that I’ve always wanted – an open floor plan, high ceilings, modern amenities, a gas stove, a swimming pool . . . and hardwood floors. I virtually “toured” potential homes with Adam via facetime, and after six months I finally found the right one for me. I made an offer that same day, had the offer accepted without condition the next day, completed escrow electronically in just 3 weeks, moved in 2 days later, and slept in my new place on an air mattress provided (and personally inflated) by Adam because the speed of the closing did not allow me time to pack-up and move my belongings. There will always be fear and anxiety with a purchase or sale this big, so the key is to have the right professional standing with you from start to finish.           From start to finish Adam was on top of everything! He came in and told me how his 10 step plan is going to sell my house fast and for top dollar and he did it! He got $15,000 above asking price and sold it after the first weekend. I really think the photos and video made my house look so amazing to the point I didn't want to move. There wasn't a question he couldn't answer and he even helped with my agent in AZ that was helping me buy a house. If you are looking for a true professional and that has a REAL game plan to sell your house and not just some person that puts up a for sale sign and that's it, you need to call Adam.

Seriously, he had our home listed with professional videography, had an open house and got us over 14 offers all within two weeks of us deciding to put our home up for sale. We tried to buy a home with several other realtors and kept coming to the conclusion that it wasn't the right time, it really just wasn't the right realtor.
