  • Andrew helped me buy a home

      Here's my experience with working with Andrew Dittoe from Abode Real Estate, N. Ocean Drive in Fort Lauderdale. As a first-time investor in rental properties in an unknown area whilst working and living overseas I did not know where to begin. Andrew made what could potentially have been a scary experience, incredibly smooth and considering the entire process was handled remotely from Germany. In order to facilitate this, communication needed to be both comprehensive and efficient because I was very nervous about buying real estate "sight unseen" in a city that I hardly knew and having to deal with the complicated and fast paced real estate market in Broward County. Andrew understood that I was looking for a below market rate investment property with easy rentability and devised a plan to target very specific multi-family properties. Andrew educated me at the very beginning, giving me hints and suggestions, telling me what my expectations should be. In the end, I only bid on one multiplex before Andrew found the perfect property for me. The entire transaction was hassle-free. Meantime, one thing I love very much about Andrew is that he did multiple quantitative analysis’s (linear regression type) of market home prices, which turned out to be very accurate. As an investor, I find his approach convincing. This may be small but something that I valued a lot was the Andrew's communication. He always kept me up to date about the process via text (& email). This made it really easy for me to keep track & respond to issues whilst living and working abroad. Not one of my questions went unanswered, nor did I ever feel out of the loop or unsure of what was going on. An area Andrew really shines in is the offer/negotiation part, and it was a joy having Andrew as my agent because he has a strong intuition and even stronger negotiation skills. During the offer and the closing process Andrew was extremely prompt and helpful and whenever I had any questions he was always there to resolve the issues (no matter the hour!). In fact, I really didn't ask very many questions because Andrew addressed issues before I had a chance. After the purchase was finalised there were some repairs that were needed to do before I could rent out the triplex, and Andrew was helpful in finding me an available contractor (Lloyd Rodriguez Inc) to help with some of the repairs. The entire experience was hassle free, relaxing, and informative in a market and city that I had no prior knowledge of and where people and investors fight to find a home in a seller’s market. Surprisingly, I did not find this process intimidating thanks to Andrew When it comes time to add to my investment portfolio, Andrew will be the first and only agent I will call.
