To Whom It May Concern,I am writing to give my highest commendation to Carol Fleres for her tireless and effective work on my behalf.Even though my second floor oceanfront condo in Belmar had damage only to its first floor entryway, our condominium complex, along with most nearby homes, sustained considerable damage from Superstorm Sandy. After twenty happy years by the sea and after enduring Sandy and its aftermath, I was ready to move inland but doubtful that my condo could be sold at a decent price after a housing recession which, in Shore towns, was further complicated by Sandy.Along came Carol with her hard work, astute marketing sense and positive spirit. She saw that my recently renovated unit in a recently renovated condominium complex deserved a higher listing price than comparable sales in the area, and she held her ground against a request from the retirement community to which I was moving to lower it. She posted a very professional online video and quickly scheduled three open houses, believing that people who saw the condo would be willing to pay the listed price. Two drawbacks to the unit were that it had only one bedroom and didn't permit pets so when offers didn't come quickly enough to suit her, Carol gave an agent incentive. The first cash deal was offered in less than 30 days. Carol thought it was too low so she continued her marketing efforts with a modest price reduction. A new buyer made a cash offer over the asking price and the sale was closed within two months of its listing. It was reassuring during a highly stressful transition to have an agent who was clearly fighting for my best interests, and I'm completely satisfied with the outcome. Carol demonstrated a high level of both professional and interpersonal skill, she is reliable and engaging to work with and I will continue to refer her enthusiastically to friends, family and acquaintances. Making the decision to sell my mother's home following her death was not an easy one; it took me a full year. Carol marketed my home and stayed on top of every detail. I listed my home after the busy summer season, but she left no stone unturned during the slower season and held brokers open houses, placed ads and sent out mailings. When the spring season started up again, she jumped on every lead and I had a good offer within a very short time. The closing took a few months because of buyers' contingencies, but Carol attended to every detail to ensure the closing took place as quickly as possible. She was very impressive in her energy and diligence to make sure the deal went through.Carol also showed me many homes to buy, and I was a picky buyer, but she was always patient and professional. She gave me good advice and I felt I knew the value of homes I was seeing. When the right home came on the market, I moved quickly and she was just as responsive to make sure the contract was put forth right away. The house took several months to close and other people involved in the deal did not act as responsively as Carol, so I was glad that she took the reins and went over and above her responsibilities to make sure all the little things that could have gone wrong were anticipated and corrected in advance. She is truly the hardest-working realtor that I have ever met, and I highly recommend her.
