I found a property myself online, and contacted the listing agent who referred me to Caroline to show me the property that I had already inquired about. Caroline sent me the new "buyer broker agreement" to sign, but checked off the EXCLUSIVE agency relationship as opposed to the NON EXCLUSIVE option, which legally entitles the agent to commission to ANY other property that I may buy in any other city even if she has absolutely no involvement in the transaction. When I asked her to correct it to non exclusive, she replied that her broker says it's the same thing (completely incorrect), and that she herself doesn't think there is a difference (even tho the form clearly had both options and she conveniently checked the EXCLUSIVE option). Mind you, this is a property I found myself online, and was doing her the favor of letting her show it to me and potentially collecting a 65k commission, and I was even willing to sign a nonexclusive agency agreement that would allow me to pursue other properties with other agents in different markets. There are far more ethical agents and brokers out there for you to deal with. Do yourself a favor and go with someone that's not trying to pull a fast one. Plenty of options out there
