Cheryl Leddy

Firstly, we were new to this area and would like a more than qualified realtor to show us some investment properties. We have been in real estate for the past 10+ years investing in single family homes and know to the most part the ins and outs. Cheryl Leddy was a referral from a family friend of ours and then without hesitation we asked her to find an investment property for us. She was quick to pull together some listings and was organized on day 1 of us meeting her. We toured couple of properties and zeroed down on one of them for which the offer got accepted. She constantly keeps mentioning how good she is and would all the time make phone calls to people that she served in the past and have them on speaker phone to tell us how great she is. This obviously raised our expectations of her. When our offer got accepted (way above asking price as the market is really hot here in Frisco) and we are going through the process of closing, there are multiple instances where I had asked Cheryl the questions and every time we talk, she would always mention they will file a lawsuit against you if you don't do this or something like that.. Nothing positive.. I am very well aware of how things work in NJ and I would ask her questions how it is done here in Texas and she is always impatient with her response and to top it all off.. she herself mentioned that she will get us a home warranty for 1 year on the property and even send us options to choose from and once the property transaction is done, she never got back to us.. What a liar!! She herself boasts of being a 5 star agent and I have worked with several real estate agents in my 10+ years of investing and she rates to be the lowest. Please be cautious if you would like use her services.. Words mean nothing if they are not translated into actions.. Please STAY far away from her.
