  • Dean helped me buy a home

      Dean Yan is a scam artist who buy shit wholes and doctors photos to sell the homes. Im a Disabled Veteran who was swindled out of 2150 deposit. He said the home was not turn key, had a leak in the back bedroom and boarded up window. That would have been fine if the back bedroom wasn't destroyed from water damage just like the rest of the homes foundation that was literally on cinderblock as in one in dirt no supporting footing. The house had rats, fleas, and roaches through out. And trash through out the property. First thing when I got there I had to escort a neighbor of the property that had a pipe running from my faucet to there trailer like living structure.

    • Dean and I connected, but did no business

        On 3/13/2022, I reached out to Dean Yan who is a realtor via an ad that he put on landsofamerica.com for an acre of land in Tennessee Colony, Texas. It was for an owner finance deal. He advertised it as zero down but you had to pay for title and attorney fees amounting to $2200 with terms of 5 or 10 years totaling to $15,000. We had driven down there and liked the area so we agreed. I asked Dean if there were any type of housing restrictions for the land because previous conversations with other realtors down there for other pieces of property required houses with certain square footage or that you use certain builders. Dean ensured us that we could put a mobile home, barndominium, modular home, build our own home, basically that that particular piece of land had no restrictions.  Dean sent us over a seller finance addendum, unimproved property contract, and 2 residential lease applications. I assumed the residential lease applications were because it was an owner finance deal. We sign all contracts, send copies of our ID's, and send $2200 via zelle for "attorney and title,” $80 via zelle for background and credit check on March 15. Prior to this, Dean tells us we better hurry because other people are highly interested in the same piece of land we are looking at. I ask Dean what day we can meet the seller at the property because he informs me the property has not been surveyed so my husband and I need to know where our property lines are. He tells me the seller can meet us the weekend of March 26, 2022. On Friday, March 25 2022, he texts me and tells me that the seller tested positive for COVID but that I can give someone named Steve Warren, who is the HOA manager, a call. Steve will let us in the community where we can pick our acre of land and it is first come, first serve as long as it's unoccupied. Dean never told us that this community was in an HOA community. We signed a contract for a specific acre, or so we thought. And if there were so many acres to choose from, what was the rush? Why was Dean telling us we needed to hurry and give him the money and signed paperwork since there's so many acres to choose from? Lastly, when my husband went to call Steve, Steve got angry and told my husband he has no idea who Dean Yan is and he doesn't understand why Dean keeps giving his number out, so this is clearly not the first time Dean has done this to people. He also told my husband that we are not allowed on the property until we have a deed in hand. We also were told we don't ever own the acre, we only hold an interest in it.  Upon further inspection of our contract, it doesn't have a real address. Upon more research into who the seller is, the seller doesn't exist. Dean Yan or his family is the seller. He has scammed me, and many other people out of money. I, personally, did research and found another individual he did this to and talked to him. The seller on my contract is an investment firm that belongs to him, and/or his family member. All contracts provided by Dean were bogus with a false address and don't have the sellers signatures, nor were we ever provided title insurance. When I confronted Dean, he denied everything, told me to give him an additional $2500 to get the deed, and refused to give me money back. In short, he posted a property he had no rights selling, to steal money from victims like my husband and I.
