  • Eric helped me buy a home

      Couldn't be more thankful to have Eric Bramlett as my broker especially for my 1st ever home purchase! He was personally recommended to me by the builder I work for and as soon as I engaged him with interest he went to work. Being in the construction industry I was mindful of ideal locations to invest in and didn't need to bother with numbers. Eric though took the initiative to provide evaluations anyway which is one of the many examples of the sort of consideration he puts into working with you. My interest was mostly with affordable new construction which he provided options to weigh out. It is helpful he is interconnected and is able to provide personal feedback on developers he has worked with. It is also refreshing to have someone as invested as you are in your dwelling. Such a good experience and would certainly seek Eric Bramlett as my broker again when needed. He is exceptional!

        We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric - he was very responsive, knowledgeable and patient with us. Within a few days of contacting him we had a full analysis of our properties, work needed to be done, and listing examples. Once we signed on with him we felt very relieved that we had an experienced and very approachable team on our side. Since then we have purchased additional property through Eric. The buying experience met our expectations. He had properties lined up based on our criteria and helped us make informed decisions. Eric and his team go the extra distance. There was a property on the market and we could not visit it. Eric offered to make a short video tour and sent it to us. BTW we had previously interviewed many other realtors and Eric was hands down one of the best.

          Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular. And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely. This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier. Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena. There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.

            If you are looking for a Real Estate Agent in the Austin area you can look no further. Eric and his team have gone above and beyone to help us purchase our first home. My wife and I are relocating from SF Bay Area to Austin and he has helped us out every step of the way. He did not pressure us whatsoever or try and sell us on any property, he was very candid and made sure we were comfortable with our purchase. To show what kind of standup guy Eric is, we were driving from one house to another and there was a HUGE turtle in the middle of a busy street. He pulled over, stopped traffic, and moved the turtle to safety! What more could you want from a real estate agent! LOL

              My husband and I were considering relocating from CA to TX. We were referred to Eric by a coworker who had previously worked with him. Eric is extremely knowledgeable, not only about real estate in general but knows the Austin market very well. His insights were very helpful when we went to visit and check out properties for the first time. He was prepared with many properties for us to view in our short trip out there and provided additional details for us around different neighborhoods in particular. During the offer and closing process, Eric was very responsive and communicated well. He referred us to Max at PrimeLending for our home loan. The two of them are a dream team and work together seamlessly which helped us first time home owners immensely. We are now well educated on the home buying process and feel confident Eric & Max got us the best deal possible on our new home. Eric has followed up with us many times since the close of the house and has referred us to a contractor who we have hired to do some cosmetic upgrades for us. Overall, Eric helped us throughout the entire process and still continues to. He really did make our first time home purchase an easy, quick and pleasant experience.

                Eric and Bailey are amazingly helpful! We both sold our condo and bought our new home through EBRRE. First, Eric made sure we received all the help and information on how to best present our condo before putting it on the market. Ours was a difficult sell, as it was in a high-priced market and only a one bedroom. He kept us in the loop about potential buyers' opinions after viewing the property, and we were able to make adjustments quickly. The pictures of our condo made us wonder why we were selling in the first place. Even when we hit a snag with a loopy "potential buyer", he worked quickly and professionally to disengage and get my house back on the hot list. It only took a couple of months and we had a buyer and received just a little below asking and above our final goal. Second, we had a very specific "forever home" in mind that was really what we thought would be a pipe dream. He sent me homes that fit the bill on a very regular basis and immediately sent me homes that came almost exactly to what we wanted. Bailey would make sure I could see the house as soon as possible (to fit my schedule) and at times we would be in the house within the hour. The market is tight and we actually had several homes bought out from under us within hours, but they did an amazing job of keeping us focused on "the perfect home." When we found "the one" it was on a Friday afternoon in which Eric was out of town for the day and Bailey had the afternoon off. Not only did she make arrangements to see the home immediately (30 minutes!!), she met me and helped keep me grounded to make sure this truly was it. We actually found a home with all the weird quirks we wanted and would never have dreamed to find something like this in the neighborhood we hoped at the price we could afford (they never pushed us or introduced homes "just a little over" as most agents we have found do). EBRRE made sure we got our bid in in such a way as to entice the buyer without going into a bidding war (there were other offers). We were in contract within just a couple of weeks and had the home by the end of the month. They also escorted us through the legal release and purchase and made sure our new home would be everything we hoped. I couldn't be happier with EBRRE and the wonderful people who made my forever home happen so smoothly. Thank you Eric and Bailey!

                  Eric recently sold my 90 year old fathers house. He was kind and respectful to an elderly person who is hard of hearing. He returned phone calls, answered questions, and was patient with us as it was quite a job to get 63 years of stuff out of the house to get it ready to put on the market. Thank you Eric!

                    Eric is a fantastic real estate broker. He's extremely knowledgeable of the market, and very patient. Eric has been helping me with an Austin purchase for over two years now. I'm making the purchase from DC, so it can be stressful, especially in a fast market like Austin's. We had a property under contract about 6 months ago, but it didn't work out, as there were just too many items that came up on the inspection. The whole time, Eric was very supportive, and didn't pressure me to go through with the deal. Since I've been looking for so long, I've gotten to know the different neighborhoods in central and east Austin very well, and Eric was the primary reason why that's happened. The only downside to looking for so long is that the market changes, but Eric keeps me up to date with the market trends, so I always feel like I know what's going on. I really look forward to finally finding the right house, and I feel very fortunate to have Eric help me through the process. I highly recommend him to anyone who needs help buying or selling a house in Austin.

                      Needed to sell my home quickly. Eric was knowledgeable and provided a very systematic approach to assessing the valuation of the home. Interviewed several realtors and most were hesitant to provide a solid listing price, or they gave a listing price well below what I felt the house was valued at. Eric brought me a price that he felt comfortable listing. His recommend list price was well over my expected valuation and we had it under contract in 2 weeks and closed a month later. I'd say his process is spot on.He has a great team and they are all very responsive to e-mail, voicemail, and text. When something is needed, they are right on top of it. I would definitely recommend him and use him again in the future if I need to sell a home.

                        Eric helped us sell our home in Austin in one weekend. I interviewed several potential realtors before selecting Eric. He was prepared at the interview, was very knowledgable about the area and market conditions and was very easy to communicate with. He set up realistic expectations and met them. He kept us abreast of developments through emails, texts and calls, and most importantly, he was always available to answer any question we had during the process.
