Ryan and Brey Cooper - Albuquerque, NM - My fianc and I had just begun looking for our first house in the summer of 2012 when we met Gerad Garcia purely by coincidence. Our realtor at the time had been a no show at a particular house and we were still waiting when Gerad Garcia drove up with another couple to show the house. He was completely professional, offered to show us the house as well and finally handed us his card, along with some information. As we were already talking to another realtor he never pressured us for our business and was surprisingly helpful considering we had only just met. Later that same day, a house appeared on the market that we liked and was in our price range. After finding out our other realtor was unavailable, we contacted Gerad Garcia and he agreed to meet us within 30 minutes; and at the time we werent even his clients! Needless to say, after that Gerad Garcia had earned our business and trust. As we continued looking at houses it became clear that Gerads honesty and family background in construction was invaluable. He knows the ins and outs of home construction and isnt afraid to tell you what is wrong with a house and what needs to be fixed.Gerad helped us look at a number of houses and after looking at about six properties we found a remodeled house that was below our budget and in an area of Albuquerque that we wanted to be. There were some obvious issues with the property that Gerad had pointed out, but we felt it was worth pursuing. At this point in the process, I dont know what we would have done without Gerad: He helped us put together a competitive offer, which the sellers agreed to, but then the trouble with the sellers began. The inspector found numerous issues with the house, some of which we hadnt seen by just walking through (Id like to point out that the inspector was thorough and very knowledgeable and was recommended by Gerad). Of course, we requested that the sellers get a repair estimate. After waiting two weeks and extending the response deadline they came back with an estimate that we didnt feel was legitimate and Gerad agreed. Because we were using FHA financing, all deficiencies in the inspection had to be fixed for financing to go through so we requested that the sellers repair everything. They stated the most they would pay and it was far less than was needed. Gerad said we should have our own contractor take a look and we used one recommended by him. As it turns out, repairs were going to run into the tens of thousands of dollars and the sellers were still only willing to contribute a tenth of that. After going back and forth with the sellers to no avail Gerad helped us get out of the deal, and we got 100% of our earnest money back, but we were back to square one.We continued looking and a couple weeks later found a home that had been recently reduced in price and was now within our budget. Again, Gerad and his team assisted us through the process and thankfully it went much smoother the second time around. Were now in a home we love and have to thank Gerad for helping us get here. Throughout the whole process he was consistently professional, punctual and prepared. Whenever we needed to contact him he made himself available and was always friendly and happy to help answer our countless questions. Whenever someone mentions theyre looking at buying a house I dont hesitate to recommend Gerad because he is truly unique among the real estate profession.
