Ismael De Marchena

Armando FLEITES (Seller) and his buddy Ismael De Marchena (listing agent) LIED on our current purchase. Seller asked for an closing extension, which we could not accept (we were selling our house, and the family moving in needed the house empty).. Supposedly Ismael told the seller we were ok with the extension while he told us the seller was ok with the closing date, and that he was going to be out of the property ontime.. Result: Seller ended up breachng the contract, citing he understood we were ok with the extension, while we had to move all of our stuff to a movers warehouse, and spend 4 days in a hotel (family and 2 dogs). Would have been 3 days, but the seller was nice enough to cut all utilities the day we finally got the key, and leaving dirt everywhere). Now we also have to deal with a second move (and charges) from movers whse, to the final destination. Seller flips houses for a living , and they moved to this one temporarily because they were building and finishing their own (allegedly). But being their business, and the fact that he himself said he had more houses in Miami, made no sense to us as to why he would rather have the buyer go to the trouble and expenses. Be aware of these two, they lie, and your emotions, and any financial hardship when buying a new home is NOT in their best interest.

Our experience with Mr. De marchena was devastating. We negotiated the property with this person . He asked us for certain period of time to close the business with the bank. We waited for more than 6 months. When he finally closed the deal with the bank, we received a call from Ms. Teresa Canales who used to work with this guy. Ms. Canales said that the house $ 15,000 dollars above the original price. We agreed to pay the increased price because we had waited fro so long to buy the house. Finally the house was not painted, with out appliances, with out doors on closets, full of roaches and with some parts of the wall covered with tape to avoid coming down and with an illegal addition to the property. How this house passed FHA inspection? is a mystery. I am pretty sure that this guys and his fellows braved the FHA inspector so this house was approved for FHA. We had tried to solve the issue, but it has been almost impossible due to the high costs. To demolish and put everything on code, builders charge $ 60,000 dollars.That is my experience with Ismael De marchena he is a thief.
