James is so knowledgeable about Baltimore City and was just fantastic throughout the whole process. He was always able to answer the 100's of questions I had about the process. I was nervous as a first time home buyer, and James really made it fun. He negotiated a great deal for us, and I couldn't recommend his services more.

We spotted a number of places online ourselves. James walked us through everything from there. He got us appointments with the sellers to view the properties, and accompanied us to each, recommended a good mortgage broker, helped us negotiate a good deal on a purchase, and scheduled inspections. He called their bluff about another seller with an escalation clause, and ultimately got us in under the list price with an increased seller contribution and a home warranty thrown in. I don't really have the expertise to say whether anyone could have done better on our behalf, but I'm very happy with the results. When I would call, email, or text him with a question, I often got an immediate response, and never had to wait too long for an inquiry 24/7. Sorry about your work/life balance James! I got the sense he was trustworthy and motivated by our best interests, despite the inherent conflict of interest of buying agents fees varying by the seller and increasing with home prices. His knowledge of older Baltimore homes and the problems they may conceal or experience over time was very impressive, and helped us to make a decision on a home with greater confidence. He provided advice in every step of the process, and remains ready to answer questions even long after moving in.

My family was moving from Boston to Baltimore, and we were referred to James in hopes that he would help us find a home to rent. James was responsive, and via email set us up with an MLS search that updated with new properties every day. In the weeks leading up to our visit to Baltimore over Memorial Day, he worked with us to refine our needs and identify the properties that might be the best for us. On the Saturday before Memorial Day, we met up with James and he showed us 17 properties across many neighborhoods in one day! We had no trouble entering any of them, including one with a large (friendly) dog! James knew his way to every property and can parallel park better than anyone I have ever known! He even had cold water for us to drink in his car. In the end, he helped us put in an application to our favorite property, and worked with the selling realtor to get our lease signed within two days of seeing the property! He has made our move to Baltimore MUCH less stressful and we now have an awesome house to live in! I simply could not recommend James more. I found James Brumfield accidentally via Zillow when I was looking to buy my first home.
