Jim Ruddy was such a great Realtor going over and above for the sale of my house and buy of another home. He was always available via phone, text and email. You won't wait long to get a call back with the information you need. He is very knowledgeable in the real estate business. He even helped me when I needed a handyman by fixing and painting closet doors so we could get to the closing table. And after closing he ran through the parking lot getting my keys as the seller forgot to give them to me! How many Realtor do those sorts of things, and with a smile to boot. My husband and I met Jim and Maggie about 8 years ago at a home they had listed, we were first time homebuyers and had not yet met a realtor we felt comfortable with, that all changed the day we met the Ruddys'. The Ruddy Team has handled all my Real Estate business. I know I can trust them to identify the homes I love and provide me with a fair evaluation of that homes value and what I can do to win that offer against other potential buyers. What I really like about the team is their approach to selling my properties. They identify items that may come up in the sale of that home and provide a number of ways to handle that issue or issues. The best example of that would be the sale of my Moms home. They alerted my sister and I of two major insurance items that would impact the sale of the home. Aluminum wire and Poly Bute piping. We priced it high with the intent of providing a credit if need be. As it turned out we did offer a credit but sold it for $1,000 over asking. A great relief to both my sister and I. As always the team came through for me. Then they went on to prepare a rental property for us and sold that within 2 weeks. Handling all the negotiating as a result of inspections issues. They know how to keep the deal together.

Jim and Maggie are a realtor team "par excellence". We recognized Jim's marketing and sales expertise regarding residential properties from the first time we spoke. His relentless request for open houses ultimately sold our home. In addition, both Jim and Maggie assisted us with items quite beyond the expectation of one's realtor: Jim assisted Tom with pool equipment and the septic system access; Maggie watered flowers in our absence and was a great comfort to our cat Cleo in the sales process. We made two, or three, different trips to look at a variety of houses across several towns. Jim showed us many different houses, several days in a row, each trip. Since we are from another state, we were unfamiliar with some of the different towns and neighborhoods. Jim was able to help us find a nice home, in a nice neighborhood, to be near my aunt. As a side note, buying a house and doing the closing a week before Christmas takes a little bit of extra work on everyones part. On the day of the closing, Jim met us at the house so we could have one more walk through and went to the closing company with us. All this happened within thirty days. Jim was also kind, gave us a gift card along with several lovely new address cards. This makes it much easier when you are from out of town. Bottom line, Jim and his team guided us through the process of buying a good home in Florida so we could be nearer my aunt.
