The process of having to sell your childhood home is an emotional roller coaster to say the least. James was not only helpful in recommending strategies to my siblings and I about getting the house ready to list, but he was a good listener and sensitive to our situation. He was readily available any time for our questions/concerns and I appreciated his honest & professional insight about the housing market. We worked through a lot over a few short months and I feel that my parents house was in good hands. I highly recommend James and his staff, if you are buying or selling a home.

James will do whatever it takes to get you the house you want. During our house hunt, James took us to view several dozen homes and gave us honest assessments of the location, house condition, etc. to help us make a decision. We had two contracts fall through due to seller issues (both not willing to repair existing problems with the home before purchase) but James kept our spirits up and helped us find an even better home. Purchasing a foreclosure can be a hassle, but James helped us through the process. Whether dealing with the bank owning the home, the selling agent, title company, or even with our own lender, James was on top of everything and put in an extraordinary effort to get us to settlement. He kept communications open between all parties involved and kept the process moving even when things got difficult. Even when we had issues at settlement, he was willing to make a 2 hour round trip to pick up a check for us. That's the kind of agent he is. We could not expect any more from a real estate agent. James put in 110% effort throughout the process. We wholeheartedly recommend him

I cannot speak highly enough about James! "Masterful" is the perfect word to describe Jame's expertise. I was referred to James after a HORRIBLE experience with another realtor. James didn't allow us to settle when looking for homes. In fact, a few times he convinced me that a house "I could live in," was not "THE ONE!" He's personable, super knowledgeable of what's in the market and is just fabulous to work with. He's available ALL THE TIME and educated us, FTHB's, on absolutely everything. Without hesitation, CALL HIM. Oh, not to mention, his partner, Chrissy, is AMAZING. If I could give James more stars than 5 I would. He is positively excellent, hands down the best real estate agent I have ever worked with. We used him for buying our home and when we had to sell it two years later for a job relocation, we knew who to call. We had bought the home as a foreclosure and put significant money and sweat equity into the house. We had no idea what the value might be after the improvements. Keep in mind that this house was a unique custom built home with a steep driveway (with an awesome view) on the edge of a neighborhood of small cape cods so comparables were few and far between. The relocation company sent two agents from large chain brokerages to give us a market valuation as part of the relocation package. They came back with $370k and $375k with a estimation of taking 90 days to sell. Knowing that pricing the home would be difficult, James thought the house should be priced at $425k but brought in a trusted agent from another agency to get a second opinion. She said $399k. We sat down with James in his office and he showed us comps in local neighborhoods that justified why he thought our house was worth so much more than the other 3 agents. We went with James' instincts and priced it at $425k. With some great redecorating tips and professional photos from Next Step, the house went on the market. 3 days later, it sold for full asking price! We were soooo happy. If we would have gone with the other agents, we would have left over $50k on the table. And when the problems came up during inspections, James took care of the issues and got us through the process. We could not ask for a better agent. Thanks James!

My place flooded while on the market, and James kept his cool and reassured me that this can be a blessing because we took advantage of doing some upgrades. This is guy is unreal! My wife and I are DIYers (Do IT Yourselfers) and are not very trusting in general as consumers. We have experienced both buying and selling without agent representation. As such, we first came in contact with James Weiskerger as unrepresented buyers of a home that he was showing. What happened next was the most amazing and satisfying home shopping experience we could ever imagine. Details in Summary: Trustworthiness and Ethical One of the first things we all look for when relying on professional services is whether or not we can trust what were being told. From the first meeting with James, My wife and I always felt like he had our best interest in mind, even when we were not yet his clients. Example; as I mentioned we did not have a buyers agent when James showed us the first house. The house was a beautiful home in a great location; however, there was moisture in the basement that couldve easily been concealed and gone unnoticed. When I asked, James was very honest and even entertained other items of concerns we had with the honesty and integrity all consumers look for. When I asked why he was so forthcoming about our questions, he simply stated that he wanted to make sure that we bought the right home for our situation. I looked at my wife, and we both felt a good warm and fuzzy feeling that we had found a great realtor! Customer Service The funny thing here is that James has the natural ability projecting unwavering professionalism and PATIENCE, all while remaining very personable. He really made us feel like we were his most important clients. Whats so funny about that? The irony of DIYers being such needy clients makes me chuckle a bit. I mean, we would sometimes call or email James 2-3 times a day with questions and showing requests. I know he had to be tired of hearing from us. Sometimes, I wondered if we were his only clients. Work Ethics and Flexibility We came to James with 3 non-negotiable requirements for our new home. 1. Good school system. 2. Great neighborhood. 3. Land, at least an acre. This combination was very hard to find, so we stayed open to the ideal of building on a lot as well as searching for an existing home. This was no problem for James. For almost exactly one year, James worked very hard talking with sellers, giving us invaluable insight, and drafting numerous offer letters for existing homes and buildable lots upon our requests. Then at last! My wife and I finally found our perfect home with all 3 requirements. Conversely, we were not done with James just yet. There was still vigorous negotiating to be done. James was a great negotiator for and even got the Titling company to throw in a home warranty! Throughout my life I Ive dealt with a lot of people providing professional services, some good some bad. Working with James was very honestly the best home selling/buying experience we've had. He is extremely professional, knowledgeable, honest, and driven to obtain the best results for his clients. What I am most thankful for is his unselfish concern for his clients. He took the time to get to know us and our wants/needs. We placed an offer on a house we thought was the best available, but maybe wasn't exactly our dream home. James helped negotiate, but when the counter offer was less than ideal, he asked, "Do you love this house?" Our answer was no. He responded, "Then walk away. We will find the perfect one." And that is exactly what happened.
