I've worked with and personally known a number of realtors over the years and Jim is, without a doubt, the BEST! After spending considerable time and money getting our parent's estate house ready to sell, we originally contacted Redfin because of the lower commission rate. They valued the house too high and over the next 3 months had us slowly reduce the price. We were on a slow slide to well below what similar homes in the area were selling for. We received zero offers. We had a 3 month contract with Redfin and our realtor was on vacation when it expired so it was not renewed. I found this out when other realtors started calling me on a Sunday morning for the listing. I interview several replacements and decided to give Jim a try. In a matter of a few weeks we had several legitimate offers. He was in constant contact with me during the process and worked diligently to get us the best deal which was significantly higher than what we could have expected with Refin If we had listed with Jim originally, we could have saved ourselves months of waiting and probably gotten even a better price. Selling a house that's been on the market for a while is difficult and Jim did everything possible to get us the best deal. I can't say enough good things about him and will definitely use him again.

We had our house in the market 3 times in the last few years and it never sold.....until we hired Jim Bim to be our realtor. The house sold in 1 week He got us the best deal and did everything we asked and then some. I would highly recommend him to anyone who wants to get the job done

Y. Eric Kasen Jim Bim has been in this market over 25 years. He sold our house in Columbia last April, in under a month. Another agent from out of town had it listed from the previous July-Dec. Two contracts fell through...I think Jim would have either made the first contract happen without all their contingencies or not had us tied up with them for all of August into September before we got out of it. Jim has some negative reviews on Yelp. He was not their agent. He was the agent of the seller a buyer was buying from. They should have reviewed their own agent. Jim is aggressive, follows up all the time, does not talk down to you, is friendly and extremely knowledgable. He doesn't conduct open houses, but encourages doubling up on showing times, so several agents and buyers are there at the same time, creating excitement. He has a follow up questionaire that goes out to each agent who shows the house. Yes...he asks what they thought but it's really about who may be the serious buyer who is worth pursuing. He is well versed in Howard Co./MD title law and even after closing is available to remind you of what you still may need to do, especially if the title company is slow in sending you money that you are due. He will go after them. Interview him. You won't be sorry. He told us exactly what he would do to sell our when we met with him and he did that, all right on time meeting all deadlines. Our house was not perfect, but we got our second asking price. And When the buyer came in $5000 below with their offer he asked me if that was a dealbreaker. I said yes I wanted the asking price. He said OK I'll get that. He did. In fact he got it plus another thousand. He is with the Bob Lucido team, but you hire Jim, you get Jim. Being with that team allows you resources like professional stagers that give you written guidelines based solely on your home and even a moving truck. We needed a new roof in the next couple years, our appliances were not brand spanking new but they were certainly modern up-to-date and in working condition. Other realtors had said we should just sell the house with a warranty included. Jim said everything is negotiable down to the curtains. He said that often times if you give them something small they like, the bigger ticket items may not be so important. I believe that he is right. Our house was really pretty, updated cosmetically and that's what sold it. We had already had a radon mitigation system installed and had the chimney relined before he listed our house. All in all, we ended up paying about $600 for repairs for the new buyer. JAMES AND LUCY GLOVER (Clients forever of Jim Bim) To Whom it May Concern; We are very happy to write this letter of reference for our forever real estate agent, Jim Bim. We initially listed our home with another agent. After months on the market we had received About 6 showings. We had received about 3 offers all of which were extremely low and (we feel) not serious. At the 10-month point (February) we decided to take the house off the market and wait until Spring. However, we were then deluged with numerous calls and offers from other agents who were interested in listing our home. By now we were reluctant and frustrated. Since we were given renewed hope by the "sales-pitch" of the new offers-to-list and sell our home we decided to interview 5 prospective callers. One of them was an agent that our neighbor had used. Our neighbor spoke extremely highly of him and she insisted that if our house had not sold we should call her agent. Well, this turned out to be Jim Bim. We had reached out to him since we wanted to give regard to our neighbor's high regard of the agent who had sold her house during a critical time for her and had received a very fair price. The competing realtors that we interviewed each sounded extremely professional and encouraging. However, one stood out in his experience and knowledge of the business, real estate, local communities and the various factors that would result in the sale of our home. This was Jim Bim. We met with Jim and from the start he was a pleasure to work with. We approached the interview with cautious optimism. However, Jim was an active listener and quickly reduced our anxiety. He took the time to understand our selling needs and acted accordingly. As an individual he presented himself as polite, inquisitive and proactive. We were impressed that during our interview with him and while showing him the house, he simultaneously took measurements of each room which is something that no one else had done. It reflected to his being prepared to "hit the ground running" as he already would have this information if/when we called him back as the chosen realtor. Consequently, we relisted our home with Jim in March. And as indicated, he had the measurements and other pertinent information, so we did not have to lose any time for him to get started. It's important to note that we were selling our fourth home. The first three had essentially sold themselves. Apparently, the price range at which they were listed was one that did not require the work and experience from the agent that our current home was requiring. Having enlisted the help of Jim we were simply not prepared for what followed the re-listing. We were deluged with requests to see the home that started before the official marketing date. In fact, we received more showings in the first week than we had received during the entire prior 10 months that we were with the previous realtor. Jim was a huge support during negotiations. On his debriefing of each offer to us, he was able to articulate to us having told the buyer (with great accuracy) exactly what he had learned about us regarding what we would or would not accept. Jim accomplished each step with a high degree of integrity and competence which was missing in our previous realtor. We VERY HIGHLY recommend Jim Bim. He has the years of experience, professionalism and savvy to get our home sold in a fraction of the time than we had previously experienced. When preparing to choose a realtor to sell your home, it may be beneficial to search the Internet for a list of ideal attributes that all successful realtors should possess. My husband and I did that after we had a bad experience with another realtor who, unsuccessfully, tried to sell our house. We were then inexperienced sellers and had to learn the hard way that all realtors are not the same! The list of traits we were looking for in our next realtor included: local housing market knowledge, organized individual, with attention to detail, an aggressive, yet polite manner, expertise with current marketing technology, and a tireless worker on the seller's behalf. Most importantly to us was that the person be frank with us and honestly, outline what we needed to do to sell our home. After selecting the wrong agent the first time, we did not want to make a mistake again so we interviewed six top real estate agents in the area. Out of the six Jim Bim was clearly the best choice, as we felt Jim Bim possessed all of the qualities. After telling Jim our story and hearing his evaluation of why we hadn't sold our house the first time around, we felt relieved to put the house sale in his capable hands. He recommended several vendors to do work on our house and we found them to be very fair and honest. The stager/decorator, that Jim Bim paid for, was especially helpful in making the house more appealing to buyers. Jim took care of everything for us. Getting the house ready for selling was not an easy task for us. My husband was still working and there were a number of items to dispose of. Jim made multiple trips to our home to check in with us and go over what needed to be done in order to help us net top dollar on the sale of our home. Jim was very patient with us, even though we missed the ideal window for listing our house with the least amount of competition from other sellers. We had a slight difference of opinion as to what our list price should be and again he was very patient and walked us through the market evaluation. After voicing his concern that our price was too high, Jim worked with us and never made us feel wrong only that we were on the same team and it was clear he had or best interest at heart. Once the house was on the market, Jim contacted every potential buyers' agents so that we could have immediate feedback after visits to the house. He kept us informed every step of the way. Sadly, by the time our home was listed, there were two other homes for sale on our street at low prices. Even so, the house sold within 18 days at a great price that Jim predicted. There were a few hiccups before we actually closed on the house. Our homeowner's association was remiss in getting important documents to us and as the deadline approached, Jim contacted us more frequently. There was no pressure or impatience, just the appropriate amount of concern and his communication with us was superior! We were amazed at Jim's ability to neutralize a situation that might cause us undue stress, as if he could tell that the move itself was providing enough of that! The last few days before closing ,we were in a state of panic because it was taking us so long to empty the house. Jim had no problem pushing back the time for the walk-through or telling the other agent that the garage would not be cleaned until the morning of closing. The more stressed we were, the calmer he seemed. There was a potential problem involving the pay-off figure for the house that could have potentially sabotaged the closing, but Jim quietly and efficiently handled the issue like it was nothing! On the morning of closing, there were some additional issues with the walk through and Jim Bim did not make a fuse and took care of it for us. We arrived at closing worried about a fight with the buyers and Jim had handled it all so closing went off without a hitch and everyone was all smiles! We are totally convinced that we would not have closed that day, if Jim had not been our agent. He goes the extra mile for his sellers and has the unique ability to put himself in their shoes. He realizes that many of us are new to the selling process and don't deal with the same issues he does on a daily basis. His greatest strength in dealing with us was being able to calm the situation which would normally cause upset or stress while still acknowledging our concern and walking us through to a successful outcome. This was invaluable on numerous occasions and I feel that it is something that puts him in a league all his own since it is not something that can be learned. It speaks to who Jim is as a person. We are very grateful to have had Jim Bim sell our house for us and we will highly recommend him to anyone who wants an agent who is the "creme de la creme" and will look after their interests with patience, kindness and understanding.
