- John and I connected, but did no business
John Farhat built a new house sold in May 2018 that has created Water Nuisance to our garage, side walk, drive way and dam our back yards along the fence. He suggested us to install a underground drain along the fence at our side to drain the storm and rain water from his new house after we first contacted him, he said that he was nice enough to help us to find out what is the problem as it is not his house any more. We got the new house Plot plan from Royal Oak Engineering Dept, checked with Guaranty Survey Company and found out that he did not construct a Swale around the new house that can retain and carry water to a lower point where it can drain freely either to the nearest street or catch basin according to the Plot plan that he submitted to Royal Oak engineering Dept for the new house construction. The new house has much higher elevation that created a deep slop to our property without constructing the Swale and proper drainage systems that storm, rain and sprinkle water will continue crossing property lines until the drainage situation is resolved. The grass at new house side is about 5 inches higher than ours along the fence. John advised new home owners not to talk to us or our realtor, who is trying to help for mediation as both new home owners and us are the victim. We will initiate litigation with new home owner as John has done nothing to resolve the drainage situation so far. Please get Plot Plan from Royal Oak engineering if he is building new house around your property, Not to get litigation as a new house buyer with his new build to watch out for yourself. John got his builder license in March 2017. He may forgot to include the cost to construct the swale and proper drainage in the cost of new house that was listed for $719,000 and sold for $715,000
