We listed our home during the Pandemic Summer of 2020. Mid-July was our starting point. Sale and closing on November 30, 2020. Kati Spaniak and Associates operate with a full staff of helpful, knowledgeable agents and staff. Michael Ciesla manages the legal including all aspects of the closing. More than just real estate agents, lawyers, and staff, this group offers invaluable advice since they have sold many homes in the area and confronted many different situations. We were selling our home of 20 years and the property of 35 years. (We rebuilt our home in 2001on the same lot). We felt a kinship to Kati since we do live in the same neighborhood and are devoted fans of Northbrook as a great place to live, work, and go to school. Our home offered the challenge of being quite large on 2 acres. Not right for everyone but when the right buyers came along, the Spaniak team closed the deal.

My wife and I were very impressed with Kati Spaniak and her team (about 5-7 people) at every step of the process. They were great to work with and we always felt informed and confident they were going to deliver the best result. You will be impressed by Kati's knowledge of the local market.Here is a little about our experience. Kati does not try to 'sweet talk' you to get your listing. Her feedback will be very well grounded and spot on. When we first invited her to the house she walked through and gave us very honest feedback on condition, marketability and the current market. I told her we would be willing to spend $15,000+ if needed to remodel, paint, etc. for selling (and we had specific suggestions). She said not needed to most and that we would not get our money back. In the end, we did some painting and we were prepared to stage the first floor. While on the 'private market' (which you should ask about) starting late March, we had 7 showings (which she curated and prepped the other realtor) and 2 offers. Start to finish was just three months (late March to closing at the end of June). Very unusual and not necessarily what others will experience.My recommendation- invite Kati to your house to get acquainted and to get her assessment of the market and what she thinks you could sell for. I am confident her recommendations will be measured and spot-on.The most important thing I can say in closing is that by following Kati's advice we netted more money and faster than if we have tried to control the process.

Kati helped sell our condo in Northbrook. She took charge of the entire process from getting the condo ready for sale ( organizing emptying it, fixing it up and getting it ready to show) to the final sale. And, she and her team provided true turnkey service on these since I was traveling overseas during the whole listing period. Kati is very knowledgeable and honestly guided my husband and I through the entire sales process. The staging service provided as part of the package really transformed my condo and made it far more appealing to potential buyers. We had to leave town before closing and Kati and her team handled all details with minimal involvement from us. The fact she has a support staff working with her makes for quick response at all times. Her marketing strategies are very technologically aggressive and reports to the seller provide valuable information on social media marketing. I think @properties has to be at the forefront of technology in real estate sales. I loved the app to schedule appointments for showings. My condo, when compared to other sales Kati does, was a comparatively lower-priced property. I felt I was given the same careful attention as a multi-million dollar property.
