Linda knows the area well, so she can talk both about local shopping and schools as well as what the housing market has been like in certain neighborhoods. I whole heartedly recommend Linda for her attentiveness, knowledge of the area and commitment to getting us the best house possible.

Her recommended "take away" guy took some stuff away to maker our home look more open. She staged the house. She networked with other Realtors as the house went on the market. The first buyer that saw the house loved it and mad an offer. Within a week, with her advice, we were in escrow. And Linda managed the massive amount of mostly electronic paperwork like a skilled manager. Everything went smoothly and quickly with happy buyers and sellers. She has a great personality and she has the knowledge and experience to effectively handle every step of the process through closing. She was busy throughout this process with other clients, but we always had her attention when needed. We highly recommend her.

Linda Hutchings was my real estate agent through the whole upgrade and sales process. She advised me on what I should upgrade or replace that would have a return greater than the cost and increase the sales value of the condo. She then acted as an advisor on the selection of materials, colors, and products. I ended up replacing my flooring, toilets, fixing my bathrooms, light fixtures, counter-tops, and more. Linda also recommended several of the contractors I ended up using in completing my upgrades. Her advice was excellent. We also listed the completed project for even higher than we expected when we started the upgrades. We had multiple offers within the first month and the condo sold extremely fast. Linda met the appraiser at my condo and I believe this helped to get the highest appraised value. Two of our friends recommended Linda Hutchings, and we're so glad we decided to use her. She helped us sell our house in Simi Valley and buy a new house in Camarillo, and she has exceeded our expectations in terms of responsiveness (I have no problem texting/emailing her during evenings/weekends with questions), local knowledge and willingness to help us find contractors and make it as easy as possible to move into our new house. I'm also really glad she uses DocuSign (something our previous realtor didn't use) - it was so easy to sign required paperwork via our cell phones or laptops. As a listing agent, she initially met with us and gave us honest feedback and recommendations on what to fix before putting our house on the market. Once the house was ready, a professional photographer came over and took awesome photos of our house, which was posted in our listing, as well as printed out on fliers. She was not pushy at all and never made us feel pressured to put an offer when we weren't to. She was also understanding when we did ask her to write an offer and decided to change our minds. This was so helpful, as this allowed us to be the first people to see the house we ended up buying. Additionally, she's a great negotiator and knows how to play hard ball if she has to. We could not have picked a better Realtor to help us buy our first home. Linda is timely, reliable, extremely knowledgeable, experienced, and caring. As first time home buyers we had lots of questions and Linda was very patient and knowledgeable. She frequently anticipated our questions before we would even ask. When we would tour homes Linda always knew more about the property than the seller's agent. Whether it was the type of counter tops, age of the roof, areas were the drainage might not be correct, or potential compliance issues, Linda was always pointing things out for us to consider. We always felt like she had out best interests in mind. She knew what we were looking for and kept us from rushing into a house that was less than perfect because we felt like all the houses were being scooped up. She also talked us out of places that were not good investments (backed up against the highway). When the time came to make an offer on a house she provided guidance on what would be a good offer and pulled together the offer extremely quickly. With the fast pace of the market she was able to pull together an offer in hours. She even discussed our options with us at 10 pm (she wasn't calling us late, but it was needed as all offers needed to be in the next morning after we viewed the house) and pulled the offer together to be ready by the next morning. Once our offer was accepted she set up all of the inspections, helped us understand which items were important to have repaired, and talked us through the repairs negotiations. She led us every step of the way without a hitch. Even after closing she provided us with contacts for repair people for future use. We really can't say enough good things about Linda. You cannot go wrong Linda as your Realtor!

Linda is a great agent - shes responsive, capable, and level headed. She helped me priced our investment condo appropriately and we got an offer in 2 days. She worked with the current tenants diligently to get the showings organized during COVID and got the condo vacated in time for the new owners. During the closing process, it occurred to her that the sale would involve overseas notarization, and she worked with me every step of the way. Most importantly, she was proactive and had a plan before speaking with me, instead of reactive. Because of the hairy situation she had to deal with, I asked her to modify the engagement letter to increase her commission, and she declined. Having worked with several agents in different markets including NYC and SF, I find Linda to be one of the best. She is not your typical agent who over-promises and under-delivers.
