Do not work with this woman! She is extremely unethical. I've reported her to the Florida Dept of Professional Regulation for her illegal and unethical behavior, including extortion. I am the homeowner and seller and Ms. Novas represented a prospective buyer in a sale that fell through. I didn’t have a contract with her and don’t even know her --she was sharing commission with my realtor. When the sale fell through, Ms. Novas prepared the Release and Cancellation of Contract, but DIDN’T SIGN IT HERSELF, a fact unknown to everyone in the abandoned sale. Her buyer received his $9,000 deposit back, only to have Ms. Novas file an ILLEGAL LIEN against my property for a $10K commission! My realtor’s contract does not allow liens against his sellers and, as homestead property, she is not legally allowed to encumber my home without a lawsuit. I OWE HER NOTHING!!! I had to hire a lawyer, but she refuses to remove her claim as I’m now approaching another sale. She is a horrible, petulant, pathetic and vindictive woman. She even made a false violation report to Miami-Dade Building and Permitting to add insult to injury. Perhaps she spent the commission before it was earned, and now wants revenge? I don't know, but whether you are a seller or buyer, do not do business with Luisa Novas or her company, Deltasur Realty Services, Inc. as you may find yourself extorted!
