      This is my honest review about the horrible real estate experience I have with THE SIVEL GROUP at the BHHS Fox and Roach in Philadelphia and one of their agents MARK MALFARA. This agent has no sense of honesty, responsibility, and loyalty to his duties. Incompetence and/or negligence are the only words that adequately describe Malfara’s actions as a realtor. A few weeks ago, we were in the home buying process and Malfara was the sellers’ agent. The house was listed at a certain price and, after short negotiations, the agreement of sale was signed. Everything seemed smooth until one week before the closing date Marfara informed us that sellers cannot sell the property DUE TO THE AMOUNT OWED ON EXISTING LOAN BEING SIGNIFICANTLY HIGHER THAN THE PURCHASE PRICE. Again, this was conveyed to us ONE week before closing and after we completed AND PAID for all necessary inspections, appraisal, and financing. Evidently, Malfara failed to determine whether the property is marketable before he listed it. Moreover, he failed to inform sellers of amounts they would need to pay before they accepted our offer. It appears that Malfara did not bother to look at sellers’ mortgage statement and/ or other financial documents to determine at least an approximate amount owed on the property before putting it on the market. That is ignorance, breach of obligations, and lack of reasonable due diligence on his part. Realtors are obligated to stand behind their information as they are advisors and paid consultants. Due to the Mark Malfara’s actions, we lost time and money, but he will not even take ownership of his mistake. Moreover, him and his broker holding out deposit hostage, refusing to release it until we sign a full waiver of responsibility for them. At this point, litigation seems to be the final destination point on having this matter addressed. I would recommend NEVER WORKING WITH THIS AGENCY and their realtors. Buyers and sellers beware! Do not use this group unless you have the money to lose! My review is based on my personal experience.
