    My wife and I recently completed the purchase of the dream home we never thought we'd obtain in this market and have Beth Ellis and the Warmack group to thank for it! We began our search in Spring 2015, seeking to upgrade from a 2-bedroom rental to a 4+ bedroom home where we could raise our growing family. Like many others, we were very intimidated by the current market, and concerned we'd only land a home by overpaying in a competitive bidding war. Today we are the proud owners of the home we intend to keep for the next few decades, and it is all because of Beth Ellis' patience, tenacity, and savvy in this crazy market. It was also a major benefit to draw on the experience and support of her broader team - a huge difference vs. our prior real estate experiences. From our first meeting with Beth, we felt instantly more assured we'd find the right home. Beth talked us through an end-to-end strategy including financing, offer strategy, and location consideration. Her knowledge of the area proved invaluable as we began considering listings, as was her negotiation strategy and counsel when we began making offers. We made offers on 2 homes with Beth, and each time followed her advice to offer consistent with our view of value for the home rather than focusing on purely outbidding competing offers. We landed our second offer (under asking!) and couldn't be more happy - even more so as Beth negotiated a significant amount of repairs to be paid by the seller. Beth is a positive, sincere, and driven professional who goes the distance to meet her client's needs.       First and foremost I would use The Warmack his team again. The Warmack team had a plan from the beginning and dealt with challenges with ease! We had a turn key upgraded home and the most difficult buyers, the Warmack team took care of all their requests with minimal hassle to us. They are the easy button!!!

    • Matt and the Warmack Group did a stupendous job for us in a very tight and difficult environment for buyers here in Seattle this spring. First, he's just a great guy: affable, easy-going, funny--it was great just spending time looking at houses with him. On top of that, he was available to us morning, noon, and night to see houses (and we must have looked at 30 - 40) and he went right to work getting info and building a relationship with the seller's agent the moment we expressed any interest in a property. He was honest and open in his assessment of each property without ever exerting undue influence--we always felt like the decisions were ours while at the same time having access to his wise counsel. He was infinitely patient with us, answering all our questions, however elementary, and leading us through the entire offer process with ease and confidence. He also always followed-up diligently whether we didn't get the house (the first three times) and when we did (the fourth time). Some issues arose with the seller after our offer was accepted and Matt navigated all of this quickly, efficiently, and very effectively. We picked up the keys to our new place from Matt yesterday and we couldn't be more thrilled. He was just great and we would work with him again in a heartbeat...and we'd recommend him to anyone else here in the Seattle market, too. Matt's the real deal!
