    • Matt was referred to me through a close friend and Im so glad because he was pivotal in helping me settle on a wonderful home. Im not sure how many houses I dragged him through - looking at potential forever homesI had quite a few must haves but it all had to fit into a very limited budget and a lot of things had to get eventually removed from that must have list. So, it was down to two homes - a beautiful move-in-ready - but kind of far from family and train station - top end of my budget home and another, a fixer upper which was in my ideal townhouse community closer to family and train not in the layout I had dreamed of but had been sitting on the market empty for a while. After dragging him to the same home 4-5 times so I could show family/friends to help me decide, he told me to imagine all the things I could do to this home to make it my own. In the end I decided for the fixer upper - - - he suggested a great offer which was accepted. The house had originally been put on the market for $204,900 - - - I got it for $175,000. Since I was doing this all by myself, Matt made sure to sit with me and explain everything in detail. He got me in touch with an amazing mortgage broker who put me in touch with a great financial advisor. We all were able to navigate through the process through ups and downs when dealing with a property settlement and lawyers who drag their feet. Matt would constantly calm me down when Id call in a panic. Once everything was settled and the home was finally mine, the personal service did not stop! Matt was there to help cut and rehang a cabinet that turned out to be too big when my new refrigerator was delivered. He also brought me a guest bedroom bed when he knew I only had a mattress for that room. He met my crazy family on more than one occasion and was so sweet, kind and funny with them that they fell in love with him. Five days after I finally moved in, after a lot of hard work, painting and carpet laying, he was a phone call/text message away when the washer wouldnt work referring me to another awesome contact to help me out. I cannot say enough about Matt - how devoted he is to his family and to his profession. I would refer him to anyone I know who is looking for a dedicated realtor.     • Purchasing our first home was a monumental event for us, therefore we wanted to ensure that we had a realtor who fit our needs. Matt Harnick was that guy. Matt is a knowledgeable, personable, determined individual who helped us every step of the home buying process. Being that it was our first home, there were lots of questions and Matt was always available to answer them.     • I am sending this letter to you to compliment you and your organization relative to two recent real estate sales completed in my behalf. I enlisted Keller Williams real estate agent Matt Harnick to sell my childhood residence shortly after my father's death in 2010. My family had lived at 947 Providence Rd., Springfield, Pa. from 1951onward, and in 2010 my 94 year old father still resided there. After his passing, I became executor of his estate with the responsibility to sell the house, and had no idea how to proceed. After contacting Mr. Harnick I was delighted with his enthusiasm, energy, and expertise in directing the selling process. He advised me in preparing the property for sale, helped me obtain qualified and trustworthy people tocomplete the work, and the house was put on the market January 15,2010. He was diligent in pursuing all leads, keeping me informed, and generating interest in the property with other brokers, as well as visiting the neighbors to enlist their interest. So....by March 8,2010 I had an offer at my asking price and settlement was completed successfully April 29,2010. AMAZING, in this market, at that time of year. When I made the decision to sell my personal residence in Chestnut Hill, Philadelphia naturally I called uponMatt Harnick again. Again Matt advised, prepared, and managed ALL aspects of the selling project. He prepared photos, a video tour, and a web site of the house for potential buyers. He organized Open House visits for brokers and potential buyers on separate occasions, again informed my neighbors, and shared his energy andenthusiasm with my wife and myself. No surprise...the house was put on the market May 13,2011 and we had a solid offer June 27th!!! Settlement was completed August 23, 2011 with NO DIFFICULTY WHATSOEVER!! Again AMAZING beyond belief!!     • Matt Harnick was our realtor for our purchase of new construction home in Maple Glen, PA. When we first started with Matt back in the summer of 2011 looking for houses he helped us target areas that met our specific criteria. Then he suggested a new lot that was in one of our top target townships of Upper Dublin. We didn't even think new construction was a feasible situation for us, but after we saw the lot it all changed. The pricing was within our overall budget and the area ended up being our top choice. We decided to move forward with this new construction process in April 2012. Not only did Matt suggest the lot and mention that the builder was a well respected custom home builder, but his whole network was truly the icing on the cake. He referred us to a mortgage broker, an attorney and an energy analyst for home energy efficiency. These professionals were absolutely amazing. Our mortgage broker was very efficient, timely anddirect. He ended up getting us a 3.875%, 30 year fixed mortgage on a jumbo loan! The attorney managed toget us a 2 year warranty from the builder, which is usually unheard of. The energy analyst suggested various items during the building process that made our house extremely energy efficient. The whole process was very tightly managed and not only does Matt have great knowledge of the area, but his network and team of support professionals is simply amazing. I would HIGHLY recommend Matt and his overall process if you were looking for a new construction home in the near future!

    • "When we were looking to finally sell our house in Northeast Philadelphia, Matt came highly recommended from a friend. Since his office is located in Blue Bell we weren't sure it would be the best fit for us. What we learned isthat Matt works all over the five county area, and can sell a house anywhere! Our concerns could not have beenfurther from the truth! Matt came to our house, listened to our ideas, looked over our home, and made some great suggestions onwhat we should and shouldnt do to get our house ready for sale. He also took all the photos and a video himself which would be put online on a customized website of his creation with the name tailored to our address, which most realtors do not. From the day it was listed to the day we closed Matt was just a call, email or text away ifwe had a showing or a question. Within the first 60 days we had OVER 40 showings and FOUR offers during that time (which is unheard of in our neighborhood)!When we started closing Matt had us extremely prepared, paperwork ready, and signed in very short time. Matt even assisted our realtor, on our buying side in NJ, with any paperwork they needed to complete our purchase out of state. We never felt unprepared or unrepresented in selling our home of 16 years. I truly cannot say that about most of the agents who represented buyers coming through our home. Matt helped us navigate through them all and our house was sold for a great price within two and a half months - which is VERY fast in our section of the city.     • My wife and I were first introduced to Matthew Harnick by a neighbor in March 2015. We were under a tight deadline for signing a lease on a new apartment in August and therefore had to sell the house quickly. We soon discovered that Matt was fervently dedicated to helping us sell our house, despite a number of setbacks we hadwith our home along the way. During our initial meeting, Matt provided several suggestions for improvements toour house that would provide the best marketability/sale price. He even helped us reduce our moving expenses by offering his own personal trailer to haul away any unwanted items and scrap material. The house was listed at the end of June, and Matt held an open house in mid-July that generated an offer by the end of July. However, this offer was extremely low for the economics of our area, so Matt took the initiative tomeet with the proposed buyer and explain the expected price range for similar homes in our neighborhood. This meeting led to a better offer from the buyer, but it was still too low. Matt advised us to leave the offer and move forward in pursuing other potential buyers. Over the next several weeks, the original buyer had reconsidered and presented a third offer, which was within striking distance of the asking price. At that point, we counter-offered and placed certain restrictions in the agreement of sale. We then reached a point, unexpectedly, where the buyer was ready to revoke the agreement over some inspection items. Thinking quickly, Matt worked with the other agent to quickly negotiate a supplemental addendum, allowing us to pay for certain repairs, which was enough to convince the buyer to move forward with the deal. We settled only 81 days after listing the house and just 5 weeks after the offer was accepted. Although we only received one offer, Matt was able to work effectively with the buyers agent to generate a higher, acceptable price. His knowledge of the local market, professionalism and follow-through on commitments were invaluable attributes in selling our house. Matt personifies the expression above and beyond the call ofduty, and we can honestly say that Matt was the agent possessing the right set of interpersonal skills tonavigate our transaction. I was so impressed with Matt that I recommended him to the office administrator at my accounting firm. Because of Matts efforts, she had an outstanding experience in buying her first house. If we ever decide to purchase another house, Matt will definitely be getting our business. For my wife and me, Matt is not only an exceptional real estate agent; he is also a trusted friend!

    • "Before listing the house we grew up in in Maple Glen, I interviewed 5 realtors! I learned that anyone is willing tolist a home and give you many ideas for improvement. I also learned that what makes a realtor stand out special is when they truly listen to your wishes in selling the property and then go full out to help realize that goal. In our case we were faced with selling the estate of our parents and I live out-of-state. We were looking at selling the house as-is. Matt Harnick was our man and let me tell you why. We needed to clean out the home and Matt showed up with his trailer that we loaded and took to the dump. Once the paperwork was signed ( all done very efficiently over the web) Matt had a buyer the very next day - for the full asking price. While paperwork was underway, I was notified everytime the house was shown. Start to finish we closed on the house in less than one month. Closing was done via the web and Matt even deposited the check in the account for us. You want to work with a blessing - Matt is your man. Nope we aren't related, matter of fact I never met Matt in person until a few days before closing.

    • If the rules allowed for it, I would vote a hundred times for Matt Harnick as Montcos Best Realtor. Since, unfortunately, that is not something that is allowed, I decided to cast my one vote and give my rationale on why he deserves this title. I started the process of looking for a home over two years ago. Admittedly, I was not the easiest customer towork with. I had some very specific requirements, a very small geographic area that I wanted to look in and a pretty strict price range. Matt continually worked to find me listings that might fall within the narrow criteria that I laid out. He was professional, consistent and, most importantly in my case, patient. Somehow he helped me tofind a place that was perfect and masterfully navigated a somewhat tricky negotiation with the sellers. I honestly never thought I would find a place that I really wanted at the price I was looking for. I couldnt be happier with either the house or the buying experience.
