Michael McGavisk is the Broker for the Keller Williams, Pittsburgh East office. It’s located in the district of Shadyside, and for good reason! I owned a townhouse at 1029 Pennsylvania Ave, Clairton, PA 15025. My tenant had rented from me for over a year. He chose to buy the property rather than renew his lease. He said he knew a local real estate agent who he’d like to handle the sale for him. He said they’d raise the price to offset the commission, and that they’d help him with the closing costs. This seemed like an unusual way to do business, but he’s a home inspector and I was sure he knew the ins and outs of the trade. He put me in touch with Natasha Smith, an agent with: Keller Williams Realty Pittsburgh East Office: (412) 682-0120 Fax: (412) 774-5900 5425 Baum Blvd. Pittsburgh, PA 15232 Natasha contacted me. She directed me to the documents on dotloop.com. We went over them together. When we got to Item 3) Seller Assist, I asked her what it was. She replied that it was in the case that the seller wanted to help the buyer in the case of a difficult sale. I joked that I certainly would not want to contribute money to the sale of my own house, and she laughed. I also said that sales don’t come any easier or straightforward than this one, and she agreed. We both agreed that this was not applicable to this sale. I saw the “if applicable” clause and no money listed, and skipped to the next line. I DID NOT see the 6% to the right of the word “or”. I signed the documents. Closing was delayed several times. I was relocating to South America. I was preoccupied, to say the least. I asked if I needed to be at closing, they said no, I went to the closing agent and signed the documents. When we finally closed, I assumed they withheld some money for administrative reasons. When I asked the closing company they said everything was disbursed. I discovered the mistake. They said there was nothing they could do. I went the real estate agent. Natasha said she didn’t work for free and needed to be paid for her time. I did, but only AFTER a protracted conversation with Natasha about how this seller assist didn’t apply to me. She said that was why they raised to selling price, to offset this fee. I explained that the buyer approached me with raising the price to offset the commission. Stephanie replied that the commission was for them selling the property. What sale? It was never even listed on the MLS! The buyer brought the seller, buyer, property and agreement and set it in their lap. Who pays 11% to sell a house on a done-deal? They also took $550 for “administrative fees” that I didn’t know about. Stephanie escalated the issue with the broker, Michael McGavisk, who declined to fix the issue.
